When we advise landlords about suitable buy to let properties there is no selling conflict; as we have to be accountable on the buy to let advice we give.
We have two different service levels, including Let Only Service and our Fully Managed Lettings Service.
Let only
We’ll get you started and help you once again when the tenancy comes to an end. This service is for Landlords who wish to manage the property & tenancy on their own.
For this service, there is of course a fee, but inclusive of that you will get the following:
- Photographs taken and full description formulated
- Floorplans made
- Advertising for a tenant
- Viewings done
- Advice on refurbishment
- Referencing of prospective tenants completed
- Condition statement / inventory arranged (meter reads taken)
- Preparation of legal contracts
- Initial payment of the deposit and the first months’ rent taken
- Registration of the tenants’ deposit
- Return of the deposit at the end of the tenancy
Cost
Fee equal to one months’ rent (Including VAT). Minimum charge of £800.00 (Including VAT).
Fully managed
We’ve got you covered from the start of the tenancy to the end and everything in between!
Our fully managed service includes the following:
- Floorplans made
- Advertising for a tenant
- Viewings done
- Referencing of prospective tenants completed
- Condition statement / inventory arranged (meter reads taken)
- Preparation of binding contracts
- Initial payment of the deposit and first months’ rent taken
- Utility switch over
- Registration of the tenants’ deposit
- Rent collection and monthly statements sent out
- Rent arrears handling
- Periodic property inspections, every 6 months, depending on condition, which we will hold keys for
- Advice on refurbishment
- Maintenance handling
- Annual renewal of gas safety certificate
- Warnings sent to tenants in breach of their contracts
- Advise on property repossessions
- Rent increases
- Notice for repossession
- Final inspections, of which meter reads are taken
- Return of the tenants’ deposit at the end of the tenancy
- Re-letting process, which usually includes a rent increase

ARLA licensed
We are an ARLA licensed lettings office. The Association of Residential Lettings Agents (ARLA) leads the industry in setting and regulating the highest standards in the industry and demands certain levels of professionalism and commitment to customer service from its membership.
Our client account (where the landlords and tenants money is held) is audited in accordance with ARLA Regulations by independent auditors and is bonded by insurance for yours and your tenant’s protection.
Property Ombudsman Scheme Member
We are also a member of The Property Ombudsman Scheme. The Property Ombudsman for Lettings can resolve disputes referred by landlords or tenants that relates to lettings and management agents that are members of the Scheme. These agents follow the Code of Practice for Letting Agents.
