Burnley tenant FAQ's
Are there any tenant fees when moving into a property?
There are no fees payable, only a holding deposit which is equivalent to one weeks rent to secure the property. The holding deposit with your permission will be allocated to the full deposit.
Do you accept pets?
This depends on the property type and the landlord (there is a pet rent of £25pcm per pet). Generally, the property management company of apartment blocks will not allow pets in apartments.
Do you accept DSS?
Yes, we have tenants on DSS, who have a guarantor with no adverse credit history and subject to referencing.
I have a CCJ, can I rent a property?
Yes, if it is satisfied and below £5,000, you can with a guarantor with no adverse credit history and subject to referencing. If the CCJ is satisfied and under £300, there will be no requirement for a guarantor. the final decision is made by the landlord.
How much rent can I afford?
Take your gross annual income divide by 12, multiply by 2.5.
Minimum let?
Our minimum lets are 6 months.
Do you do tenancy renewals every six months?
Unless a tenant or landlord specifically request a tenancy renewal then we naturally allow our tenancies to roll into statutory periodic tenancy.
Can I decorate?
Permission is needed from the landlord through the agent, conditions may apply for example putting the property back to how it was originally given.
Do I need to notify the utility company that I have moved in/out of the property?
We do this for you, we use a company called help the move, who notify gas, water, electric suppliers and council tax the dates you moved in/out of the property and provide meter readings.
Do I need tenant's content and liability insurance?
No, but this at your own risk. Why wouldn’t you want to insure your contents or any accidental damage you cause to the property?
How do I report a repair?
By ringing into our office during office hours. Out of Hours emergency is also provided.
Who is responsible for setting up the standing order for the rent?
The tenant
How much notice do I need to give?
You will need to give one month tenancy notice from the rent due date.
How long does referencing take?
It varies depending on how quickly your references come back. If you use open banking- referencing can be done in less than 24 hours.
Can I rent a property if moving from abroad?
Yes, if you have a UK bank account and fulltime employment contract for when you arrive in the country.
