All viewings with prospective tenants are conducted by one of our team which gives us the opportunity to highlight the best bits of your property. We’ve found this gives us the best chance of selecting the most suitable tenants and achieving the best rent.

Prospective tenants are asked to complete a detailed application form allowing us to reference them fully including a credit check, previous landlord and employment reference. Once we’re happy with the prospective tenant we’ll ask you to confirm that you’re happy to proceed.

Belvoir Edinburgh will handle all of the important legal stuff around creating a Private Residential Tenancy and dealing with the tenant’s deposit. We’ll also arrange for a detailed inventory and condition report to be produced and the tenant will be asked to sign it off in advance of moving in as experience tells us this is the best way to reduce the chance of disagreement when the tenant moves on from your property in the future.

If you’ve opted for our full management service we’ll manage everything on your behalf during the tenancy. We’ll collect the rent every month, carry out routine inspections to make sure everything is running smoothly and importantly we’ll handle all of the maintenance issues that arise. Our experienced team of property managers work hard to make sure maintenance issues are handled quickly and efficiently. Where appropriate we’ll instruct one our experienced contractors to carry out repairs or provide fully costed quotes for bigger jobs.
