Switching to Belvoir Belfast

As a landlord there’s many reasons why you may want to move. From overpriced property maintenance costs, to poor or lack of communication and guidance, to unnecessarily long void periods between tenants. On paper most letting agents appear the same, explaining similar services they offer. But the way in which these services are carried out throughout your tenancies and at what time is what makes the difference.

Sticking with the wrong agent as a landlord can cost you time and money so don’t let the perceived hassle of swapping agents put you off from changing to us here at Belvoir Belfast and instead find out a bit more about our property management services.

So how do I do it?

Find Out Your Notice Period

In most cases you will be tied in to an initial fixed term period which ranges between 6 to 12 months. All agents vary on this guidance however it should be easy to find in your Terms of Business. This document will also outline the notice that you must give to terminate your contract which then needs to be provided in writing. If you’re struggling to find this then feel free to bring in your paperwork to one of our branches for us to look over for further advice or assistance.

Complete Our Paperwork

We will provide you with all the required documents, and are happy to go through anything you are unsure of before signing.

Collect The Relevant Documentation

We can do this on your behalf, but we do ask that you provide us with your previous agent’s details along with your current tenant’s contact details. We will then liaise with your previous agent to obtain copies of the property inventory, gas safety certificates, inspections, electrical safety checks and deposit details.

Informing Tenants

A common misconception many landlords believe is that they think they need to wait until the end of a tenancy to switch letting agent to avoid confusing with the rent payments, however this is not the case. In reality it actually can be a benefit as the current tenants may also not be satisfied with the agent’s management and may decide to stay in the property longer due to new management and ultimately extend their rent.

After a switch we would usually set up a meeting with the tenants to introduce ourselves and provide them with our contact information, and the new details on where to make their standing order payments. We would also create and provide to them a new tenancy agreement, for them to sign. (Please be aware we would continue the inventory as per that taken by the previous agent at the beginning of their tenancy).
