The situation
Mark acquired the property in 2017 through a property sourcing company as a buy-to-let vehicle. During the second tenancy the tenant allowed the property to gradually decline and failed to pay one month’s rent.

The timing
The property became vacant on 4th January 2023, the landlord obtained a loss adjuster’s report on 1st March (to see whether there was scope for a claim) and work was completed w/c 1st May 2023.

With Mark living down south it was imperative that he had faith in us as his local letting agent in Northwich to secure a slot with the contractor and oversee the works.
