Like most Letting Agents, we work off a ‘no let, no fee’ basis. However, unlike many of our competitors, we are proud of the fact that we do not earn any commissions off maintenance works conducted at your property, before, after or during the occupation contract. We also offer a competitive fee structure with no hidden costs.

*For example, if the monthly rental was £800.00, you will pay a fee of £480.00 including VAT. If the agreed rental is higher or lower than the example price, your tenant find fee will be correspondingly higher or lower)
** For example, if the monthly rental was £800.00, you will pay a fee of £134.40 including VAT per month. If the agreed rental is higher or lower than the example price, your commission fee will be correspondingly higher or lower)
Please note there is a minimum fee for monthly management of £77.00 plus VAT (£92.40 including VAT)
The fees under the above services are payable when any individual or organisation enters into an agreement to rent the Property as a result of our marketing, promotion, introduction, or viewing by the Agent.

Inventories, Check Outs and Legionella Risk Assessments
A property inventory/statement of condition is carried out at the start of each new move in, and is a record of the condition of the property prior to the contract commencing. Our inventories are created with a combination of photographs, virtual tours and written descriptions, using the most up to date technology. The reports offer vital protection to landlords.

A check out report is completed at the end of a tenancy. This is the first visit that will go ahead once keys are handed in, to ensure that it is an accurate reflection of how the property has been returned. The check out report is then compared against the ingoing inventory, to establish if there are any damages that may need rectifying. Without both inventory and check out report, we would be unable to make any claims from a contract-holders deposit in the event that they have not returned the property as they should have.

A legionella risk assessment (LRA) is compulsory for all rental properties, and must be completed by a competent person. We ensure that all required areas are checked and considered, and a physical report is created, which can then be held on file as evidence of the risk assessment. LRA’s should be completed at the start of a new tenancy, and reviewed every two years.

If you are opting for our fully managed service, then please note that the above reports are all mandatory, and will automatically completed by us at move in/check out, with the charges deducted from your rental income.
If you are opting for our let only service, then these services are available to you upon request, and are highly recommended. We are also able to offer property visit services to let only landlords, and more information on this will be provided soon. In the meantime, please feel free to contact us to discuss further.
Routine Property Visits
Regular routine property visits should be carried out at all rental properties during a tenancy. These visits provide an opportunity for the landlord to ensure the property is being looked after and that there are no breaches of the contract (e.g. pets that have not been agreed). The visits also allow a landlord to check for any maintenance that may not have been reported, and meet their repair obligations. Having a proper recorded visit reports with photographic evidence is best practice and protects the landlord in the event of any future disputes.
