Overview

Magnificent period property standing proudly on the High Street in the sought-after village of Pembury. This 5 bedroom detached property is full of character and offers flexible and spacious living accommodation. All the downstairs rooms provide access to the back garden making it easy to entertain outside/keep an eye on children in the garden.  This house is ready to move in to with just some cosmetic work required, inside and out, or the interior could be more extensively updated to a more contemporary finish, depending on personal preference.

Living Space

The front door leads to a useful porch for discarding coats and shoes before entering the hallway which leads straight to the heart of the house - the large kitchen-breakfast room. At the far end, and overlooking the rear garden, is the kitchen incorporating a range of blue handpainted units designed by a local bespoke kitchen company, Boffe Design, and topped with a marble worktop. The matching large central island provides a space for drinks and casual dining.  And towards the front of the house, there is a large area with space for a formal dining table.

There are two large and impressive reception rooms, each double aspect, running the full width of the house. These rooms have large fireplaces and modern shutters to the front with direct access to the garden at the rear.  Below stairs is also a cellar which could be used to store wine.  In addition, next to the kitchen is a former scullery which is used as a utility room including a butler sink and plumbing for a washing machine.

Sleeping Space

Upstairs the master bedroom is double aspect running the whole width of the house and including a feature fireplace. There are three further double bedrooms each with its own character. Two of these share access to a large walk-in wardrobe and a Jack and Jill en-suite shower room. Completing the first floor is a single bedroom and a good-sized family bathroom.

Outside

There is a patio area at the back of the house leading onto a good-sized, south-facing garden which is mainly laid to lawn with some mature trees.  There is a gravel area at the front of the property with space for 1/2 cars plus a parking area at the rear for 1/2 cars,

A word from the Owner

“Living in a Pembury has had so many positives   The village has a lovely community with a football and cricket club and three lovely pubs.  The Black Horse is renowned for its seafood and always has a wonderful atmosphere.   There are many lovely local woodland walks and a great cycle path that takes you into Tunbridge wells.

The house has been a perfect place to live.  It is large but has a wonderful, homely feel about it.  The open fires in the winter are a dream, and the location of the property couldn’t be any better! The local shop next door has a post office and all the essentials you may need.   The garden is a wonderful space with little noise from the road and I wouldn’t be moving but now my sons are flying the nest, I need a smaller property.  I will be very sad to leave the house but know the new owners will have great pleasure in enjoying this beautiful Victorian property.”

Location

The village of Pembury has a central green around which the residential roads converge, and a handful of shops, pubs and restaurants are found. It is a village community with many clubs, societies and organisations including lots of sporting activities. Conveniently, there is a newsagent, a local pharmacy, doctors, vets and dental surgery and you’ll never go hungry or thirsty in Pembury! There are three pubs which are all full of character including the historic Black Horse renowned for its Sunday carvery. The village primary school was ranked ‘Good’ in the latest OFSTED inspection (2019) and for secondary, many pupils will go on to the non-selective, mixed-gender Skinners Kent Academy which is on the Pembury Road in Tunbridge Wells. There are several other options for pupils passing the 11+ exam to apply for outstanding grammar schools in Tunbridge Wells. What we think is special about Pembury is that it is a genuine village community with a centre and heart which makes people proud to live here. On the doorstep, you have easy access to either the town facilities of Tunbridge Wells, the beautiful Kent countryside and coast yet London is only 35 miles away.
