Belvoir Location Guide - Ticehurst

Belvoir have managed numerous rental properties in Ticehurst over the years and it’s a treat to be asked to go down to this beautiful village in East Sussex for a viewing, move in or any other reason. Ticehurst is just 10 miles to the south east of Tunbridge Wells but feels like a different world. Surrounded by fields, it is in the High Weald Area of Natural Beauty and just 17 miles to the coast at Hastings. The village has a mixture of properties with several pretty, white clapboard cottages, and tile-hung houses plus a lovely church off the main High Street.

Ticehurst village centre is a lively triangular hub of pubs and artisan shops which forms a true heart to the village. Also, important, if you are a resident, it houses your local Londis store which is convenient for supplies.  ‘The Greenfinch’ shop and gallery is packed with art and crafts from local artists and makers. The type of space that it’s very hard to leave without buying some sort of memento of your visit to the village. Similarly ‘The Old Haberdashery’ is a treasure trove of items such as buttons, fabrics and items to re-use and recycle, described on their own website as ‘our tiny shop of ideas’. The Art Bunch, located in a timber fronted listed building opening onto the village square, supplying floral arrangements and bouquets as well as gifts.

There are 3 pubs in Ticehurst. The Bell Inn on the High Street has long been popular with locals and ‘down from London’ types alike and this year won The Sunday Times Best Pub Hotel accolade! The building dates back to 1560 and has been licenced as lodgings since 1645. The rooms can only be described as eccentric and if we tell you that the gents urinal is a trombone, it gives you an idea of the fun style of this historic pub. Several lodges are arranged around a stunning garden at the rear of the pub with sculptures you will adore, all set around a fire pit. Each lodge has a cleverly designed private, outdoor space. The Cherry Tree Inn and the Chequers Inn are also lovely places to stop for food and drink, or there is the Greedy Goat café on Church Street.

If you have young children, Ticehurst & Flimwell Church of England Primary School is rated ‘Good’ by Ofsted or there are private options in Tunbridge Wells which is 10 miles away approx. Older children generally go to Uplands Community College in Wadhurst.  There are active community groups on Facebook which are great for local information if you have any questions to ask regarding schools or anything else about living in the area.

The beautiful historic home of Pashley Manor– is an easy day out from Ticehurst. It has a café with views over the lake and a picnic area. Pashley Manor is renowned for it’s Tulip Festival in late April/early May showcasing its award winning English country garden planting.

Bewl water is also very close to Ticehurst which is a great family day out with activities for all ages. You can take a lovely walk around the lake which, if you complete a full circuit is over 12 miles, but breaks out onto smaller forest trails. There is also sailing, fishing, rowing, cycling (hire available) and has an inflatables aqua park in the summer months. The waterfront café is very popular as is the Boat House Bistro with expansive views across the water.  

Dale Hill Golf Club is under a mile from Ticehurst and is an AA 4 star rated hotel as well as hosting 2 golf clubs. Members are also entitled to use the hotel leisure facilities i.e. the swimming pool, gym and sauna so a great option for those interested in wellbeing and exercise.

The nearest railway stations are at Stonegate and Etchingham, or Wadhurst where trains run direct to Hastings or to London Bridge and Charing Cross.

In terms of housing stock Ticehurst properties had an average price of £422k in 2020/21. The highest value house sold in the 12 months up to June 2021 was £1.35m, demonstrating the diversity in homes available for sale. The average monthly rent is £1277 pcm which was 25% higher than the previous 12 months, mapping to the national property price rises. Belvoir manage several local rental properties in the centre of the village which are always popular and rent quickly because of the countryside location with shopping and eating out facilities on the doorstep as well as access to the coast.
