Having selected your home, you will need to complete a written application and offer to rent. At this time any details or requirements can be agreed, including occupancy date, duration of the letting etc.

On application, an application fee of £120 +VAT per tenant (£170 + VAT for a married couple) will be required to cover the costs of references and administration. This fee is non-refundable if the tenant fails to proceed for any reason, or if the tenancy fails to proceed due to inaccurate information provided in the tenancy application.


References are required for each applicant on behalf of the Landlord. Normally, this will include your company employer, any former Landlord and a character reference. In addition, credit reference and a search of the voters roll register will be carried out.


As new properties, which match your requirements, become available, we will contact you to arrange a viewing. These will be at a time to suit you, which could be in the evenings or at weekends. You will always be accompanied by us and we will be able to provide immediate advice and answers to any questions you may have.


Rents are normally quoted on a calendar monthly basis. Rents are paid, monthly in advance by standing order to the Belvoir Client Account. The first month's rent is normally paid, in cleared funds on the first day that you sign the tenancy agreement.


A deposit equivalent to 6 weeks rent is usually taken to cover any breakages, dilapidations or deductions due. The deposit is held by Belvoir! Romford in a secure client account until the end of the tenancy.
