Prior to renting a property managed by Belvoir! Newbury, you ought to be aware of and/or consider the following:
Client Money Protection.
Belvoir! Newbury is a member of NALS, SAFEAgent and The Property Ombudsman. All client moneys are received into a Statutory Client Trust Account, and fully insured.
Belvoir! Newbury will always ensure deposits are correctly protected. Unless directed to use a different protection scheme by Landlords, tenant deposits will be protected in the DPS custodial scheme.
The first step in the referencing and application process is determining affordability. We would consider a rent to be affordable where the applicant earns 2.5 times (gross) the rental amount.
All tenants contributing to rental payments will be fully referenced. This includes credit checking, employers' references and previous landlords' references.
If you are concerned about a poor credit history or CCJs, we may still be able to accept you as a tenant with a guarantor. Please contact us for details.
A fee will be charged for the administration involved in referencing, setting up the AST and associated work. This will depend on the number of tenants, and may vary according to your situation. Please contact us for the fees applicable to your situation.
Tenants are required to hold tenants' liability insurance. This will be included in most good contents policies. Please contact us if you require a recommendation.
