Our referencing fees are £80 per person.

Once we have found you the ideal property that you would like to go ahead with, the process is very simple and straight forward.

At this point the property will be taken off the market and reserved for you.
Assuming the rental proceeds, this will be deducted from the fees due before occupation as outlined below. It will also be refunded if the landlord declines the tenancy.
It will, however, not be refunded if you decide not to proceed for any reason, or if the tenancy fails to proceed due to incomplete or innacurate information provided on the tenancy application.

We use Experian/Check My Tenant to fully reference our tenants, the checks will include:
Previous landlords, Employment, Credit history, CCJ, bankruptcy, fraud, electoral register.
This will normally take 3-5 days. Please inform your Human Resources department to speed up the process.

In order to pass referencing, the annual income earned by the tenant/s must be at least 2.5 times the annual rent of the property.
(rent x 12 x 2.5)

If your income to rent ratio does not meet the above requirement, or you are under 21 years of age, you can have a Guarantor to underwrite any liabilities.
A Guarantor must be UK based, have a clear credit history and be earning at least 3 times the annual rent of the property.

PROOF OF IDENTIFICATION: You will need to provide 1 photo identity (driving licence/passport) and 2 address identities (utility bill/council tax bill/bank statement)

Once all references have successfully been approved by Experian and you have been accepted by the landlord as tenants, a move in date will be agreed and your next step is to come to the office on move in day.

A deposit will be required prior to move in. This is to be paid in cleared funds before occupation and is normally paid on the day by debit/credit card or bankers draft cheque.
This is normally equal to 6 weeks rent (rent x 12months / 52weeks * 6weeks) minus the £200 holding deposit previously paid.
The deposit will then be held by the Deposit Protection Service and held until the end of tenancy.
The deposit is held to cover any breakages, damage, or other tenant liabilities.

The first months rent is payable before move in and then a standing order is signed in the office so that the rent will be paid from the following month onwards.

Once the tenancy agreement has been read and signed then you are ready to pick up the keys for your new home!
