Tenants - Procedures, Charges & Properties
Before renting a property, it's important to know what procedures will apply and what charges you'll need to pay. We summarise these on our application form, a copy of which can be downloaded by clicking here.
Having read our procedures & charges, a list of available properties can be seen by clicking here.
When applying for the property we charge an inclusive fee of £300 for the first 2 tenants, £60 per additional tenants or guarantor, or £360 if the applicant is a limited company.
Once in the property we do not charge for renewal, and the only charges are for breaches of tenancy agreement - £50 for late payment of rent, failing to keep a pre-arranged appointment, calling out a contractor when there wasn't really a problem, etc.
At the end of the tenancy there's a charge of £60 per property at check out.
When selecting a property it's important to understand what you will be charged before you proceed. At the time of writing (April 2016) the costs for 2 adults to move into a house with other selected Northampton agents (as published on their websites) were - Connells £670 and £114 at renewal, William H Brown £574 and £114 at renewal, Chelton Brown £265 and £75 at renewal, O'Riordan Bond £298 and renewal not mentioned, Jackson Grundy £250 and £75 at renewal, Your Move £300 and £90 at renewal, Haart £408 and £189 at renewal, Ashby Lowery £375 and renewal not mentioned. These figures may have changed but, like us, all agents are obliged to disclose fees to tenants clearly on their website.
