Lettings Negotiator (Mumbles Branch)

We are looking for a target driven and dynamic individual who is looking to forge a career in estate agency/lettings. Job Description

·         Canvassing for new business;

·         Dealing with new business and managing this effectively;

·         Dealing with tenant enquiries and matching tenants to suitable properties (enquiries through email, telephone and face to face leads);

·         Carrying out viewings and negotiating terms between tenants and landlords;

·         Taking advantage of new business generation and new lead opportunities;

·         Providing landlords with regular and constructive feedback;

·         Updating and managing online portals to reflect available stock;

·         Referencing tenants and advising them on insurances;

·         Full management of the process from letting the property through to move in

 

Skills and Requirements

·         A strong sales background, with a proven track record of hitting and exceeding targets;

·         The experience, ability and desire to work in a fast-paced environment;

·         Ability to think on your feet and adapt easily to change;

·         Excellent communication and strong negotiation skills;

·         The ability to work on own targets while meeting the objectives of the team and wider business;

·         Experience within estate agency (preferable);

·         A passion for delivering excellent customer service;

·         Experience in using Alto PM (or other property software) (preferable);

·         Availability to carry out viewings and appointments after hours in order to achieve and exceed targets;

·         Drive and determination – this is not a 9-5pm job – if you want to achieve results and earn uncapped commissions then you will be working outside working hours;

·         An honest, reliable and professional approach to your work;

·         Good organization and planning skills

·         Holidays: 28 per annum including bank holidays

·         Pension: Available after 3 months in position

Property Administrator (Swansea Branch)

Job Description

·         Coordinating and helping to prepare properties for rental;

·         Setting up tenancies and arranging safety certificates;

·         Providing administrative support to the team responsible for managing the day to day maintenance and repairs at a portfolio of properties;

·         Assisting the team in carrying out property visits, producing reports and communicating on findings with landlords and tenants;

·         Coordinating Tenant Check Outs;

·         Coordinating Safety Certificate Renewals;

·         General administration within the office;

·         Dealing with new business effectively including walk ins, telephone and email enquiries;

·         Utilities & Key Management

·         Experience in dealing with a range of clients/customers is essential;

·         A minimum of 2 years experience working in an office environment is essential;

·         Experience in administration is essential;
