Ensure you are aware of all relevant legal requirements and your responsibilities regarding the letting out of your property, including gas and electrical safety certificates, EPC regulations, legionella risk assessments, smoke and carbon monoxide regulations, furnishings, appliances, central heating and maintenance requirements, also mortgage lender's permission (if applicable)

Introduce you to specialist bespoke insurance products to safeguard your property, its contents, your rental income and your legal rights, which we believe will give you a total peace of mind

To find a suitable TENANT and prepare for the tenancy we will ALWAYS...

Market your property extensively through advertising in the Property News, office window space, property portals and by matching enquiries on our extensive database of tenants

Market your property through the national Belvoir website at which currently receives 350,000 genuine visitors every month

Conduct accompanied viewings to ensure we meet your expectations of letting your property as soon as possible

Provide the most up to date system of professional referencing and thoroughly credit checking potential tenants using Experian, this is part of our comprehensive and centralised service conducted on all tenants, this ensures we minimise the risk of defaulting tenants

Prepare a tenancy agreement, which complies with current legislation, to protect your rights and interests

Collect the first months rent and security deposit prior to the tenant moving in and place the deposit in the Government secured Deposit Protection Scheme

Conduct the move in to the property. A detailed and thorough handover of the property will set the scene for a smooth and trouble free tenancy

To MANAGE your property during the tenancy we will ALWAYS...

Ensure that any maintenance issues are dealt with in an efficient timely manner and notify you of any issues immediately

Collect the rent on your behalf, deduct any necessary expenses and forward the balance to you via electronic means to your nominated account on a monthly basis

Inspect your property at regular intervals ensuring a smooth and trouble free tenancy, compile a report and send to you upon every inspection

Respond to any queries or concerns from the tenant to ensure that the tenancy proceeds smoothly

At the END of the tenancy we will ALWAYS...

Renew the fixed term of the tenancy, if you so wish,

If you do wish the tenancy to end, issue the appropriate notice to the tenant to vacate the property

Prepare a check out inventory and check out the tenant
