Wood Green | Landlord Fees

LANDLORD SCALE OF FEES:

SERVICE OPTIONS:

Tenant Find Only:    £900.00 (inc VAT) payable for each letting where The Tenant is introduced by The Agent. This will be invoiced and payable on The Tenant details being accepted by The Landlord.

Let Only:    Fee of 8% plus VAT (9.6% inc VAT) of the annual rent payable for each letting to a tenant introduced by The Agent. Payable on commencement of a tenancy and deducted from the rent collected at the commencement of a tenancy.

Letting and Rent Collection:    Fee of 10% plus VAT (12% inc VAT) of the annual rent payable for each letting to a tenant introduced by The Agent. Payable on commencement of a tenancy and deducted from the rent collected at the commencement of a tenancy.

Full Management:    Fee of 14% plus VAT (16.8% inc VAT) of the annual rent payable for each letting to a Tenant introduced by the Agent either at the start of the tenancy or can be paid in instalments and deducted from the rent collected each month or quarter month.

Other Charges

Inventory preparation fee:     £85.00 - £180.00 (inc VAT) {Depending on property size}
Admin involved in the tenancy

deposit protection legislation:    £120.00 (inc VAT) (Included in our Full Management Fee)

Preparation of paperwork for alternative dispute resolution    £170.00 (inc VAT)

Duplicate statements:    £30.00(inc VAT) per copy provided

Insurance claim handling fee:    12%    (inc VAT) of cost of insurance claim works before VAT

Professional Hourly Rate     £72    (inc VAT) per hour. 

Tenancy Renewal fee:    Payable where The Agent, with your agreement, arranges a renewal of tenancy to an existing tenant

Let Only fee 5% plus VAT (6%inc VAT) payable for each letting to a tenant introduced by The Agent. Payable on commencement of a tenancy and deducted from the rent collected at the commencement of a tenancy.

Letting and Rent Collection fee of 8% plus VAT (9.6% inc VAT) of the annual rent payable for each letting to a tenant introduced by The Agent. Payable on commencement of a tenancy and deducted from the rent collected at the commencement of a tenancy.

Fully Management properties. Fees remain at 14% plus VAT (16.8% inc VAT) of the annual rent payable either at the start of the tenancy or can be paid in instalments and deducted from the rent collected each month or quarter month.

Void period management fee:    £72.00    (inc VAT) per week payable four weekly in advance of requirement.

Post Letting Service
(Inclusive with our “Full Management” service)

Tenant move out:    £170.00 (inc VAT). Including key hand over, meter readings and utility company update.

Inventory Check-Out    £240.00 (inc VAT). Including inventory check and damage report
All prices subject to change after two months’ written notice.

Cancellation
Where Full Management or Letting and Rent Collection service is cancelled during the tenancy (including any extensions) a fee of £30.00 (inc VAT) permonth for the remainder of the tenancy term will continue to be payable. 

Where applicable charges are subject to the current rate of VAT 

We may also receive commissions from:
Contractors
Insurance companies
Referencing companies
Utility providers and others

These commissions will not be included in the contractor invoice.
