Level of Service Offered
One months rent incuding VAT with a minimum fee of £420 inc VAT, we may require a higher minimum for properties over 10 miles from Hexham which will be negotiated on an individual basis.
We carry out viewings, take applications, credit & reference check, draw up and have the tenancy signed, take the tenant bond, arrange rent payment method. Make any HMRC deduction and provide tenant with NRL8 (if relevant)
5% of rent collected plus vat (6% inc vat) we collect the rent and remit to landlords bank account net of our fees, pursue non-payment of rent and provide advice on rent arrears actions, make any HMRC deduction and provide tenant with NRL8 (if relevant). Tenant find fee above applies and this service is only available if Belvoir have referenced the tenant or with individual agreement with the franchise owner.
Rent Collection & Inspection:
7.5% of rent collected plus vat (9% inc vat) the full services under rent collection plus we will provide the tenant with a property inventory, lodge the tenant bond with The Deposit Protection Service, carry out regular inspections of the property and provide the landlord with a written report, carry out a move out inspection on behalf of the landlord at the end of the tenancy. Tenant find fee above applies and this service is only available if Belvoir have referenced the tenant or with specific agreement with the franchise owner.
10.5% of rent collected plus vat (12.6% inc vat) we carry out viewings, credit check & reference applicants, draw up tenancy agreement, arrange for monthly payment of rent and pay this to the landlord less fees and maintenance, draw up and provide tenant with an inventory, arrange for tenant bond to be lodged with The Deposit Protection Service, carry out regular inspections, arrange any maintenance and pay invoices from rent collected, arrange move out at end of tenancy and arrange repayment of the bond to the tenant. There is a fee of £350 plus vat (£420 inc vat) for the first tenant and each subsequent tenant on move in.
Unfurnished PropertiesTypical inventory costs;
- 2 bedroom property £90 plus vat (£108 inc vat)
- 3 bedroom property £120 plus vat (£144 inc vat)
- 4 bedroom property£150 plus vat (£180 inc vat)
larger properties we will give an individual cost, furnished properties we will give an individual cost. There is no charge for inventories on unfurnished properties under the Full Management or Rent Collection & Inspection Services as this is included in the management fee.
Deposit Registration Fee:
£25 plus vat (£30 inc vat), no charge with Full Management or Rent Collection & Inspection Service.

- To resign a tenant with a new tenancy at your request £75 inc vat
- To carry out and give a full report on property condition on tenant move out £75 inc vat
- Check the property on move out against inventory and provide a report £90 inc vat up to and including thre bedroom properties agreed on an individual basis for larger properties
- Work involved with an insurance claim £42 per hour inc vat
- Work involved in preparing and submitting a claim to DPS arbitration service £42 per hour vat inc.
Legionella Risk Assessment:
£48 inc vat for the initial assessment, this service is only available for properties being let by Belvoir Tynedale.
