Working closely with our partners we have launched a new on-line method of sale designed to help vendors receive a fair price and a fast, secure transaction with the buyer covering the commission. This is suitable for all types of property where a speedy sale is important and generally works best where there is no chain involved.
Achieve a fair price
You would set a Reserve Price on the property to generate enough interest (this is the minimum you need to achieve) . We then base the Guide Price within 10% (lower) and this is what is advertised on-line as the starting bid. Please note that the buyer will pay all the Fees (4% plus V.A.T) . All the Vendor is required to pay is £199.00 plus V.A.T for the Legal Pack – the majority of the information contained within that pack you will need for sale by private treaty anyway.
More marketing and exposure
All of the properties we auction are advertised heavily through the auction site in addition to Rightmove, Zoopla & Primelocation coupled with a data base of over 40,000 buyers who are contacted every week. Through the auction we can use a different pricing strategy to increase activity, starting low to encourage purchaser bids and generate competitive bidding.
Speed and security
We hold a 21 day online auction which can start as quickly as you require. Auction sales are all subject to set time frames for exchange of contracts and completion. This results in auction sales exchanging and completing within 56 days maximum giving you great piece of mind. Auction is a very secure way to sell a property as we take non-refundable payments from buyers so there’s no turning back! You also avoid the normal pitfalls of selling via private treaty such as bad surveys results, chain problems and finance issues.
