Tenant Fees post 1st June 2019 (please see below)
 

Tenant Charges for tenancies from 1st June 2019

 

In addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019.


Before the tenancy starts (payable to New Beginnings (IoT) Limited trading as Belvoir Thanet) ‘the Agent’)

 

Holding Deposit: 1 week’s rent
 

Deposit: 5 week’s rent

 

During the tenancy (payable to the Agent):

 

Payment of interest for the late payment of rent at a rate of 3%

 

Payment for a breach of the tenancy agreement up to the prescribed limit

 

During the tenancy if permitted and applicable


Utilities – gas, electricity, water and sewerage 

Communications – telephone and broadband

Installation of cable/satellite

Subscription to cable/satellite supplier

Television licence
Council Tax

 

Other permitted payments

 

Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits. 

 

Tenant Fees for pre 1st June 2019 tenancies

Explanation of our tenant fees permitted under the Tenant Fees Act 2019 transitional provisions, where fees are written into existing tenancy agreements. These apply to all tenancy agreements granted or signed and executed before 31st May 2019, and can be charged up until 31st May 2020:

Pay a fee of £50 including VAT being a 50% share of the costs and disbursements in relation to the preparation of the inventory and “check out” at the end of the tenancy

 

Pay a fee of £25 including VAT being the reasonable costs of the Landlord’s Agent for each letter the Landlord’s Agent, acting reasonably, has to send to the Tenant concerning breaches of the tenancy agreement

 

Pay a charge of £25 including any VAT to the Landlord’s Agent for any payment presented to the Landlord’s Agent’s bank but returned, refused or re-presented by the bank for any reason. This fee will be payable for each presentation which fails

New Beginnings (IoT) Limited trading as Belvoir Thanet is a member of safeagents CMP, which is a client money protection scheme, Accreditation No. A4355, and also a member of Property Redress Scheme, which is a redress scheme, membership No. PRS012555. Tenant Fees for pre 1st June 2019 Tenancies

Explanation of our tenant fees permitted under the Tenant Fees Act 2019 transitional provisions, where fees are written into existing tenancy agreements. These apply to all tenancy agreements granted or signed and executed before 31st May 2019, and can be charged up until 31st May 2020

All properties will usually require a month's rent in advance and a damage deposit that equates to 5 weeks rent.

Redress scheme
New Beginnings (IoT) Limited T/A Belvoir Thanet is a member of a redress scheme and the name of the scheme is the Property Redress Scheme.

Deposits scheme
New Beginnings (IoT) Limited T/A Belvoir Thanet is a member the Deposit Protection Service custodial scheme.
