This is why we look to understand your full situation so that we can align our services to best meet your current circumstances. Our team will register your contact information, arrange a market appraisal of your property and provide you with any and all relevant information for your potential sale. From start to finish we take ownership of your sale and do not outsource any part of our service. Viewings are accompanied and professionally negotiated with your sales progression managed by the sales Director.
Booking a market appraisal
Once you have registered your contact and property details with our office, a mutually convenient time to attend your property will be arranged with either a Director or Manager. Due to our local experience and expertise we are perfectly placed to discuss and advise on the best marketing methods and value guidance for your sale. The purpose of a market appraisal is to best ensure that any recommendations in relation to the current market value of your property or marketing methods are as accurate as possible. Usually lasting approximately an hour, our appraisals are based on our local knowledge and research into the current market. You can expect us to qualify and provide market research at the point of appraisal which of course we are happy to leave with you. Once completed we will confirm the appointment in writing with any additional information you may require. You can of course also benefit from services provided by our mortgage advisor Martin Lyons and our recommended solicitors Move With Us.
We do not charge for our market appraisal service and will attend your property without obligation.
Coming onto the market and preparing for photos
We provide a range of marketing solutions to best match your individual needs, having the backing of a National brand with multi linked offices ensures that your property reaches the largest audience possible. You can expect to see your property published across a broad spectrum of marketing platforms which include Rightmove, Zoopla and Prime Location. Our national coverage coupled with our independent perspective enables us to provide a great deal of flexibility when agreeing a suitable marketing package for your sale. We are always delighted to discuss our proactive methods which are tailored for your timescales, property type and buying audience.
Photos are extremely important, a picture paints a thousand words and will enable your property to engage with its buying audience. Providing high quality but accurate photos to best demonstrate the saleable attributes of your property will play a huge role in generating the buying interest you desire. At your convenience we will arrange a time to complete full property particulars which includes a description, photos and a floor plan. Although we will always assist in staging your property for photos, we do recommend a de-clutter prior to the photo appointment.
Viewings and feedback
Once you have successfully come on to the open market we will discuss the best times to group viewings together around your private and working commitments. You can rest assured that all viewings will be accompanied by a member of our team with the perspective buyer being fully registered and qualified before the viewing takes place.
Once the viewing has been conducted, formal feedback will be provided the next available working day. If however there is an immediate offer or feedback as a result of the accompanied viewing, we will seek to contact you immediately.
Once a formal offer is received we will confirm the offer in writing to you and will negotiate the best possible price for your property on your behalf. Once an offer has been agreed, your sales progression will be handled by the Sales Director. This Sales Director will be in contact at least once a week with updates on your sale and will help to ensure a smooth exchange of contracts and completion. We pride ourselves on our friendly and upfront approach meaning that you will be kept fully in the loop from the moment your offer is agreed through to releasing your keys.
