Tenant Charges for Tenancies commencing after 1st September 2019

In addition to paying the rent, you may also be required to make the following payments permitted under the Renting Homes (Fees Etc.) (Wales) Act 2019


Before the tenancy starts (payable to Belvoir Swansea and Mumbles ‘the Agent’)

 

Holding Deposit Payment-Any applicant wishing to take a property will be required to pay a Holding Deposit of up to one week’s rent (calculated at RentPCM / 4.35), to secure the Property. These funds are held securely in a Client Account and repaid to the Applicant in the event that their application has been unsuccessful, or may be retained by the Agent in the event that the applicant fails references or withdraws from the tenancy. Please refer to our Terms on Refunding Holding Deposits.

In the event that the application has been successful then both Applicant and the Agent will confirm in writing of the intention for the Holding Deposit to be held by the Agent and put against the first months’ rent at the start of the Tenancy.


Security Deposit: Equivalent of One Months’ Rent Plus £200  

And an additional Pet Security Deposit of £100 for each pet agreed to be on the Tenancy (pre-agreed at application stage)

 

During the tenancy (payable to the Agent)

 

Payments in Default - payment for a breach of the tenancy agreement as prescribed in the Tenancy Agreement - These may include reasonable costs or losses incurred for loss of keys, security devices, missed appointments, wilful or negligent damage to property, emergency call out fees caused by Tenant’s actions or early termination.

Missed pre-arranged appointments (with a Belvoir Representative or a Contractor) 

Belvoir Representative - £25 including VAT

Contractor – Variable and within reason                    

Management of Rent Arrears

£25 per letter (including VAT)

Avoidable/Purposeful damage to the Property

£20 per letter (including VAT)

 

Replacement Lost Keys or Access cards

£20 (including VAT) & the cost of the keys

 

Letter to Tenant to bring to their attention a contract breach

£20 per letter (including VAT)

Failed payments charge

£12 per occurrence (including VAT)

Terminating a Fixed Term Tenancy early

Tenant to pay the cost of the Landlord’s relet fee (minimum of £360 including VAT, up to 60% of one months rent including VAT, whichever is greater

 

During the tenancy if permitted and applicable
Utilities – gas (or other fuel), electricity, water and sewerage, Green Deal payments

Communications – telephone, internet and broadband

Installation of cable/satellite

Subscription to cable/satellite supplier

Television licence
Council Tax (if payable by the tenant to the billing authority)

Tenant Fees for pre 1st September 2019 tenancies

For all agreements made on or before 31st August 2019, the fees agreed can be charged until the term of that agreement has finished and a new Tenancy Agreement is entered into.

The Fees Charged for those Tenancies are:

During Tenancy

Discretionary administration fee of £25.00 (incl VAT) for each letter sent to a tenant concerning breach of the tenancy agreement

Discretionary administration fee of £20.00 (incl VAT) for any payment presented to the agent but returned, refused by the bank for any reason

End of Tenancy

Check out administration fee of £75.00 (no VAT), only applicable if provided with a full inventory at check in

Tenant Protection

Belvoir Swansea & Mumbles is a member of SafeAgent which is a client money protection scheme, and also a member of The Property Ombudsman which is a redress scheme. You can find out more details on our website or by contacting us directly.

Tenant Fees pre 1st September 2019 (please see below)

Prior to Tenancy

  • Application fee for single applicant = £250 (incl vat)
  • Application fee for each additional applicant = £90 (incl vat)
  • Guarantor Application fee = £90 (incl vat)
  • Company Let Application fee = £360 (incl vat)

When applying for a property you will be required to pay holding funds of a minimum of £200, this is deductible from your first months’ rent, the amount will be confirmed to you ahead of you making any financial commitment to us.

Deposits are the equivalent to between 4-6 weeks rent (depending on the property) plus £100

If you are taking a property and one or more pets have been agreed on the tenancy then an additional £100 per pet will be payable on your deposit.

During the Tenancy

A discretionary administration fee of £25.00 (incl vat) may be charged for contacting tenants for continued breach of tenant contractual obligations

A discretionary administration fee of £20.00 (incl vat) may be charged for refunding payments made to us in error or for bounced or cancelled payments to our account

Referencing fee for Renewal of a Tenancy Agreement £25.00 (incl vat) per tenant

End of the Tenancy

A check out fee of £75.00 (no vat) will be charged to cover the cost of the preparation of a full and detailed check out report, a copy of which will be provided for you. This cost is paid straight to an independent contractor who conducts the check outs
