Whatever your situation or requirements, as a landlord, at Belvoir Swansea, our aim is to provide you with a complete service offering solutions for all your property investment and management needs. We combine this with our award-winning customer service led by our dedicated team of property professionals. Unlike many of our competitors, we do not earn Contractor Commission from Maintenance Works undertaken at your property.

24-hour online bookings & live chat, accompanied viewings & weekly viewing feedback
Comprehensive tenant referencing and credit checks 
All aspects of legal conveyancing in association with setting up the tenancy
Assistance and guidance to ensure that the property meets the legal requirements for rental
Management of the Move In process (to include providing tenants with keys, property information, meter readings, deposit scheme information and copies of safety certificates) 
Arranging a comprehensive, independent photographic inventory (the cost of the report is not included & will vary dependent on property size)
Collection of the first months' rent & tenants deposit 
Payment of funds to your designated account
Contacting utilities (gas, electric, water) to inform them of the new tenancy & meter readings
Providing you with all relevant tenancy paperwork (including signed tenancy agreements, account statements, invoices, safety certificates etc)
Rent Smart Wales licensing (you are still required to register yourself, for more information click here  
Access to our bespoke Rent Guarantee Service, for more information please contact us   
Full management of the tenants' deposit (including logging funds with the Deposit Protection Scheme, negotiating with the tenant all deductions at the end of the tenancy, providing the DPS statement  
Providing, upon request, you or your accountant with full income & expense reports for your end of year tax return  
Providing your tenants with a 24/7 property maintenance service. This is tailored to your own specific instruction and designed to ensure that repairs are dealt with promptly and in the most cost effective way. We do not earn any commissions from any maintenance works conducted at our Landlords properties.  
Carrying out Property visits every 12-16 weeks and supplying you with a report, arranging required maintenance and managing tenancy issues  
Managing all tenant queries during tenancy   
Rent Reviews, upon request, at 12 months and communicating any rent changes to your tenants   
Coordinating Tenancy Renewals   
Administration of ongoing legal and safety checks  
Receipt & Management of tenants notice to vacate  
Management of the full check-out process and key return (Please see scale of charges)  
Arranging for a Full Property Inspection at tenancy end (cost of the report not included – please refer to the scale of charges) and payable to a third party Inventory company.

Fees and Charges

Tenant Find Only/Let Only

£360 incl VAT (£300+VAT) OR 60%incl VAT (50%+VAT) of the first months’ rent (whichever is greater)*

Fully Managed Service

£360 incl VAT (£300+VAT) OR 60%incl VAT (50%+VAT) of the first months’ rent (whichever is greater)*

14.4% incl VAT (12% plus VAT) of the monthly rent.

(For example, if the monthly rental was £700.00, you will pay a fee of £100.80 including VAT per month. If the agreed rental is higher or lower than the example price, your commission fee will be correspondingly higher or lower)

Please note there is a minimum fee for monthly management of £66.00 including VAT (£55.00 plus VAT)

Energy Performance Certificate (EPC) £75.00 no VAT
Tenancy Renewal (Non Managed) £126.00 incl VAT (£105.00 plus VAT)
Tenancy Renewal (Managed) £90 incl VAT (£75 plus VAT)
Preparation of an Alternative Dispute Resolution £80 plus VAT (£96 incl VAT)
Preparation of a Statutory Declaration (DPS) £48 incl VAT (£40 plus VAT)
Hourly rate for the management of the instruction of a Solicitor to issue a Section 8 (accelerated eviction proceedings) and any further work as a result £54 incl VAT (£45 plus VAT)
Hourly rate for miscellaneous additional services £90 incl VAT (£75 plus VAT)
Handling an Insurance Claim behalf of the landlord 15%incl VAT of the value of the claim (min £100.00)
Obtaining pre-payment keys or cards for electricity or gas, or clearing debts from previous keys or cards (when we first take over a property). £45 incl VAT (£37.50 plus VAT) per card or key
Arranging keys to be cut for the property £45 incl VAT (£37.50 plus VAT), plus the cost of the keys
Landlord withdraws from a tenancy he has previously accepted and tenants funds have been paid £360 incl VAT (£300 plus VAT)

All reasonable costs incurred to be repaid to the tenant

Re Let Fee (Full Managed Only) £360 incl VAT (£300 plus VAT) OR 60% of one month’s rent incl VAT (50% plus VAT), whichever is greater
Mid tenancy Management Take Over Standard hourly rate (maximum of two hours work)
