Swale | Landlord Fees

 

At Belvoir Swale we are open and honest about our transparent fees. We have no hidden charges or costs that are going to crop up that you will be unaware of. Below is a full list of fees for landlords. Please contact the team to find out which fees are applicable to you.

Tenant Find & Let One months rent (subject to a minimum £600 including VAT) Payable for each letting to a tenant introduced by  Belvoir Swale. Payable on start of tenancy and is  deducted from the rent collected at the  commencement of tenancy with any shortfall  payable prior to move in. 
Letting & Rent Collection Fees Start up fee of £300 (including VAT)
Includes: tenant find, letting and rent collection. Payable for each letting to a tenant introduced by Belvoir Swale and is deducted from the rent collected at the commencement of tenancy, plus 6% (including VAT) of the rent, deducted from the rent as received. 
Full Management  Start up fee of £360 (including VAT) Includes: tenant find, letting and rent collection. Payable for each letting to a tenant introduced by the agent and deducted from the rent collected at the commencement of tenancy, plus 12% (including VAT) of the rent, deducted from the rent as received.

Paperwork for Alternative Dispute Resolution £300.00 (including VAT)
Duplicate Statements £24.00 (including VAT) per copy
Professional Hourly Rate £75.00 (including VAT) per hour
Re-signing Fee £180.00 (including VAT) where the agent, with your agreement, arranges a renewal of tenancy to an existing tenant. 
Tenant Move Out & Inventory 

Professsional Third Party Inventory 
£90.00 (including VAT) 

ie. £96.00- £170.00 dependant on size of property. 
 

Please note that prices are subject to change following two months’ written notice from Belvoir & where applicable are subject to the current rate of VAT.

Cancellation:

If the landlord chooses to cancel letting and rent collection, or full management, letting and rent collection services during a tenancy (including extensions), fees will be payable from the landlord until either the end of the current fixed term of the tenancy, or for sixth months if the tenancy is in Statutory Periodic. In addition, if the existing tenant that was introduced by Belvoir Swale remains in the property, the above Tenant Find Only fee will be immediately payable.

Withdrawal before Let

If the landlord withdraws their property from the market after fees and costs have been incurred by Belvoir, there will be a minimum fee of £330 inc VAT payable. If a landlord withdraws the property from the market after Belvoir have accepted a tenants application, a fee of 1.2 month’s rent inc VAT is payable immediately to Belvoir Swale.
