Important Notice

The price shown in our property advertisements is the calendar monthly rental cost of the property. Tenancy charges/fees and possibly other costs will apply but can vary due to a customer's individual circumstances and are, therefore, excluded from the price shown. 

At Belvoir Lettings Southampton we believe in full transparency of all fees. We have outlined below a full list of fees/charges that may be payable by a tenant.

Tenancy Fees: (including VAT)

Single Occupant £325

Covers all initial administration relating to the tenancy set up including:

  • Processing and validating Tenant Referencing
  • Further viewings after application, negotiate enquiries & requests
  • Preparation of the Tenancy Agreement
  • Administration of the Deposit Protection Scheme
  • Accompanies Check In at the property.
Each Additional Occupant £120

Guarantor Fee (if required)

Amendments to AST during Tenancy £30
Tenancy Renewal Fee £72
Tenancy Check Out Fee £60
Pets Administration Fee £100

Rooms in Shared Houses (including VAT)


Single occupier


Student Tenancy Fees: (including VAT)


For properties of 3 or more bedrooms: Per Student

These fees cover the initial administration costs as above but also include guarantor referencing & legal documentation.  
For properties of less than 3 bedrooms the normal tenancy fees will apply.

Payment can be made by debit card or direct bank transfer.

A deposit will be payable on each property which can vary from property to property.

To secure a property we will ask for the administration fees to be paid. Once referencing is completed we may ask for a holding fee of 50% of the first month's rent to be paid for students or if the referencing is completed more than two weeks in advance of the proposed tenancy start date. Should the prospective tenant withdraw from the tenancy, prior to entering into the tenancy agreement, this fee will be withheld to cover reasonable costs incurred by the Landlord and Belvoir Southampton.
