Southampton | Landlord Fees

We provide three level of services - Full Management, Let & Rent Collection and Tenant Find.  We set out below a brief description of these services and the costs involved.  Please contact the office for more details.  All fees are inclusive of VAT unless otherwise noted.

Full Management   

  • Advertise the property on the Belvoir website & all the major property portals.
  • Accompanied viewings
  • Referencing of prospective tenants
  • Inventory - included with the Full Management service
  • Utility switch over including council tax
  • Prepare all tenancy agreements and documents
  • Register deposit
  • Rent collection & monthly accounting
  • Rent arrears handling
  • Property inspections with full report & photographs
  • Repairs & maintenance handling & co-ordination
  • Final inspection & deposit dispute handling
  • Re-letting process

  Costs: 14.4% per month deducted from the rent as received, plus a start up fee of 30% of the first month’s rent subject to a minimum of £300 deducted from the first month’s rent as received.                                 

Let & Rent Collection   

  • Advertise the property on the Belvoir website & all the major property portals.
  • Accompanied viewings
  • Referencing of prospective tenants
  • Inventory - additional cost dependent on size of property
  • Utility switch over including council tax
  • Prepare all tenancy agreements and documents
  • Register deposit
  • Rent collection & monthly accounting
  • Rent arrears handling

Costs: 12% per month deducted from the rent as received, plus a start up fee of 30% of the first month’s rent subject to a minimum of £300 deducted from the first month’s rent as received. 

Tenant Find Only                                                                            

  • Advertise the property on the Belvoir website & all the major property portals.
  • Accompanied viewings
  • Referencing of prospective tenants
  • Inventory - additional cost dependent on size of property.
  • Utility switch over including council tax
  • Prepare all tenancy agreements and documents
  • Register deposit
  • Transfer 1st month's rent to your nominated bank account.

Costs:

Two weeks' rent plus VAT subject to a minimum of £599 payable for each letting where The Tenant is introduced by The Agent.  However, this minimum will be reduced to £479 when the Property is marketed solely by Belvoir Lettings.  Payable on commencement of the tenancy and deducted from the rent collected at the commencement of the tenancy

Other Charges

Inventory preparation fee: Prices vary according to the size of the property. Inventory included in the Full Management Service.

Transfer of Property to Belvoir during a tenancy: £360 

Preparation of paperwork for Alternative Dispute Resolution £54 per hour

Re-signing fee: £90 payable where The Agent, with your agreement, arranges a renewal of tenancy to an existing tenant

Duplicate Statements: £2.40 per copy provided
Insurance claim handling fee: 12% of cost of works before VAT
Professional hourly rate £54 per hour
Void management fee: £90 per week payable in advance

Cancellation

If you cancel within the 14 day cancellation period then any fees paid will be reimbursed in full and you will not incur any fees as a result of the reimbursement.  However, if you have asked Belvoir to begin the performance of services during the cancellation period, you remain liable for an amount which is in proportion to what has been performed until your cancellation notice was received.

If you cancel prior to a tenancy starting, fees due for work already undertaken will remain payable.  If a tenant has already been found and the work for the check-in has been completed, this will be equivalent to a Let-Only fee.

Where Full Management or Let and Rent Collection service is cancelled during the tenancy (including any extensions) a fee of up to £500 will be payable by deduction from the rent.
All prices are subject to change with two months' notice.
