Having selected a property you will need to fill out an application form, which is available from our office on Belmont Street. We charge a tenant administration fee because there are costs incurred setting up a tenancy. Costs would typically be: A personal and accompanied viewing, referencing checks, preparing a fair and legal tenancy agreement, preparing an accurate statement of condition, dealing with the bond in a correct and compliant manner and giving the tenant sound and professional advice.
Belvoir Lettings Skipton will take references on behalf of the landlord. This includes credit history checks, along with employer and former landlord checks. In some circumstances, where a person feels they may not pass the references for reasons such as low income to rent ratio, a guarantor can be used or the rent may be paid in advance. Always ask us if you are worried, as there is usually a way around such situations and it’s easiest if mentioned at the start.
Rents are payable on a calendar monthly basis, in advance, by standing order. The first month's rent is to be paid in cleared funds, on the day you sign your tenancy agreement.
A deposit is also taken to cover any breakages, dilapidations or deductions which may occur during the tenancy. The deposit will be held by a third party, The Deposit Protection Service, for the duration of the tenancy.

The above fees are due with the application; The fees will cover all referencing costs, administration costs and the tenant’s share of costs relating to preparing the statement of condition and the tenancy agreement.
