There are two stages to the fees that we require.
Stage One – Application:
Applicant - £300 for the first person (Inclusive of VAT) Referencing/Admin Fees (Identity, immigration, visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement
Applicant - £216 per subsequent person (inclusive of VAT) Processing the application, associated paperwork and referencing.
Guarantor (if required) - £216 per person (Inclusive of VAT) Covering credit referencing and preparing a Deed of Guarantee as part of the tenancy agreement.
Holding Fee - Equivalent to half the rental price – Once a tenancy starts, this fee will form half of your first month’s rent. The holding fee will take the property off the market whilst references are carried out, no viewings will take place at the property during this time. If the application isn’t successful for any reason that wasn’t disclosed or if you decide not to proceed with the property, the owner would be compensated. The compensation will be calculated by however many days the property was off the market for multiplied by the daily rental amount.
Stage Two – Tenancy Start Date

- 1 Bedroom £70 (£84 Inc VAT)
- 2 Bedroom £90 (£108 Inc VAT)
- 3 Bedroom £105 (£126 Inc VAT)
- 4 Bedroom £125 (£150 Inc VAT)
- 5 Bedroom £135 (£162 Inc VAT)
- 6 Bedrooms £145 (£174 Inc VAT)
Damage Deposit - Equivalent to one and a half’s month’s rent.
Rent – Half a month’s rent (other 50% of rent covered by the Holding Fee paid on stage one.)
Client money protection (CMP) provided by the National Approved Lettings Scheme (NALS).
Independent redress provided by The property Ombudsman (TPOs)
