Tenant Charges

In addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019.

Before the tenancy starts (payable to Four Walls Ltd t/a Belvoir Shrewsbury ‘the Agent’)

Holding Deposit: 1 week’s rent (click here for further information)
Deposit: 5 week’s rent

During the tenancy (payable to the Agent)

For English properties:

Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate for each day that the payment is outstanding.

During the tenancy if permitted and applicable

  • Utilities – gas, electricity, oil, water and sewerage
  • Communications – telephone and broadband
  • Installation of cable/satellite
  • Subscription to cable/satellite supplier
  • Television licence
  • Council Tax

Other permitted payments

Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits.

Tenant Protection

Explanation of our tenant fees permitted under the Tenant Fees Act 2019 transitional provisions, where fees are written into existing tenancy agreements. These apply to all tenancy agreements granted or signed and executed before 31st May 2019, and can be charged up until 31st May 2020

Fees To Tenants

Client Money Protection - We hold Client Money Protection Insurance through ARLA

Application Fee: £250.00 Inc VAT for one applicant
Plus £40 Inc VAT for additional adult applicants

Reference applicants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/ landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy agreement.

Guarantor Fee: £ 60.00 Inc VAT

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Permitted Occupier Fee: £120.00 Inc VAT

Explaining to any permitted occupier their rights and responsibilities towards the named tenants(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy

Pet Deposit/Fee: £100.00 Per Pet plus £36 Inc VAT Fee

£100 for the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy. £36 Inc VAT fee

Renewal Fee: £180.00 Inc VAT

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Amendment Fee/Addendum Fee: £120.00 Inc VAT

Contract negotiation, amending and updating terms and arranging a further agreement or addendum on an existing tenancy

Ending Your Tenancy: Check out fee £60.00 Inc VAT

Attending the property to undertake an updated Schedule of Condition of the property based on the original inventory and negotiating the repayment of the security

Unpaid Rent: Interest at 4% above Bank of England Base Rate from date due

Returned Payments: £20.00 inc VAT for each payment returned
