Luton | Landlords

We have four different service levels, from a tenant find only up to our fully managed lettings service. Many agents only have two; this allows us to provide you with a more bespoke service to your requirements.

A brief summary of our services:

Our top and most popular service is our Fully Managed service which includes everything listed in the part managed service, plus regular inspections and maintenance coordination.

Our Part Managed service includes everything from the let only service, plus monthly rent collection and forwarding to landlords, for peace of mind knowing the rent is paid, and if not we chase this with the tenants for you.

One of our Self Managed services (Let Only), includes everything from the tenant find service, preparation of the tenancy agreements and other legal documents, ordering of safety certificates, notifying utility companies and deposit registration. We then handle any disputes over the tenancy deposit return at the end of the tenancy.

Our very basic service is the Tenant Find Only service; this service includes advertising the property, accompanied viewings and referencing.

For your protection, we are members of the following regulatory bodies to make Belvoir Luton a fully regulated letting agency.

We are SAFEagent registered, SAFE is a new campaign set up to make it easy for landlords and tenants to know they are dealing with a professional agency with client money protection and standard which have met a strict criteria.

We are a NALS Member. The National Approved Letting Scheme is a Government funded scheme for accreditation and registration of professional lettings agents.

We are also a member of The Property Ombudsman Scheme. The Property Ombudsman for Lettings can resolve disputes referred by landlords or tenants that relates to lettings and management agents that are members of the Scheme. These agents follow the  TPO Code of Practice for Letting Agents.

Landlord Fees

The list of fees below is an indication of the charges that you can expect to pay for our services. Depending on circumstances such as a number of properties these charges can vary.

Fully Managed

  • New Tenancy Fee £300 inc Vat (£250 +Vat) (inc Referencing, AST, Deposit Registration)
  • Monthly management fee 12% inc Vat (10%+vat)
  • Inventory from £90 to £150 dependent on size of property/furnishings etc

Part Managed

  • New Tenancy Fee £300 inc Vat (£250 +Vat) (inc Referencing, AST, Deposit Registration)
  • Monthly management fee 9% inc Vat (7%+vat)

Self Managed

  • Tenant Find Fee from £540 to £1000 (varies according to property size, and monthly rental value) (inc Referencing, AST, Deposit Registration)
  • Inventory from £90 to £150 dependent on size of property/furnishings etc

Tenant Find Only

  • £360 (£300 +vat)
  • Other fees that could be charged include:
  • Energy Performance Certificate £90 (£75 +vat)
  • Gas Safety Certificate £90 (£75+vat)
  • Hourly Rate £60

Belvoir Luton is a member of NALS (National Approved Lettings Scheme) which means we have Client Money Protection, Professional Indemnity Insurance and a designated client bank account.

We are also members of The Property Ombudsman and Safe Agent.
