The only price shown in our property adverts is the calendar monthly rental cost of the property. Tenancy application charges and possibly other fees will apply but can vary due to a customer's individual circumstances and are therefore excluded from the price shown.
At Belvoir King's Lynn, we believe in trying to keep things as simple as possible. For this reason, we have a clear 'all inclusive' fee structure:
Tenancy Application Fee: £220 (inc VAT) (this covers up to 2 applicants over the age of 18 and includes referencing, drafting documentation and tenancy set-up administration)
Additional Applicant Fee: £55 (inc VAT) per applicant.
Guarantor Fee: £55 (inc VAT) per guarantor.
The only additional fees which may be charged during the tenancy are:
Pet Fee - if it is agreed that a pet may stay at a rental property, an additional deposit of £100 will be payable, with a further £50 deposit required for each additional pet.This will be lodged with the relevant deposit scheme along with the tenancy deposit.
Tenancy Renewal Fee - if a tenant requires a new fixed term tenancy, then a fee of £75 (inc VAT) will be payable. This will cover up to 2 tenants, with a £45 (inc VAT) fee payable for each additional tenant or guarantor.
Rent Arrears/Tenancy Breach Letter: £20 (inc VAT)
Returned, refused or re-presented payment: £20 (inc VAT)
Non-return of Property Information Pack at the end of a tenancy: £25 (inc VAT)
Refund of rent paid in error (due to failure to cancel standing order): £12 (inc VAT)
Please note that a condition of every tenancy is that evidence is supplied of Tenant Liability Insurance.
