Ipswich Branch | Landlord Fees

Full Property Management

Landlord Start Up Fee £360 inclusive of VAT (£300 plus VAT) charged at signing of each new tenancy (excluding tenancy renewal)

Monthly Management 12% inclusive of VAT (10% plus VAT) from the monthly rent.

For this service we include:

  • Marketing and advertising, nationally and locally
  • Carry out accompanied viewings
  • Obtain full references on new tenants
  • Arrange Gas safety certificates, EPC, Electrical safety (if required) etc.
  • Draw up tenancy agreements and full written/photographic inventory
  • Move in new tenants, explaining emergency procedures
  • Collection and registration/protection of deposit
  • Contact all Utility companies with meter readings.
  • Monthly rent collection, with easy to read statements
  • Regular inspections of the property, report being emailed to you
  • Our maintenance team available 24/7 to help with any issues and keep you informed

Tenant Find Only

90% inclusive of VAT of one month’s rent (75% plus VAT) payable for each letting where The Tenant is introduced by The Agent. Payable on commencement of a tenancy and deducted from the rent collected at the commencement of a tenancy.

For this service we include:

  • Marketing and advertising
  • Carry out accompanied viewings
  • Obtain full references on new tenants
  • Draw up tenancy agreements
  • Arrange gas certificates, EPC, electrical safety (if required) etc.
  • Move in new tenants
  • Collection of first month’s rent and deposit

Other Charges:

  • Bevoir Rent Guarantee: 3.6% including VAT (3% plus VAT) of the annual rent, payable at the beginning of a tenancy and yearly thereafter. Please note: there are no mid-term refunds available on this warranty. A year's purchase is mandatory, not partial.
  • Energy Performance Certificate (EPC): £90 inclusive of VAT
  • Inventory preparation fee: Belvoir Ipswich includes this within our Full Management Fee - £90 inclusive of VAT for Tenant Find Service
  • Preparation of paperwork for Deposit Alternative Dispute Resolution/Statutory Claims: £240 (inclusive of VAT)
  • Insurance claim/Major works handling fee:  6% inclusive of VAT of cost of works before VAT
  • Duplicate Statements: £5 inclusive of VAT per copy provided
  • Professional hourly rate: £75 (inclusive of VAT) per hour
  • Tenancy Renewal fee: Belvoir Ipswich includes this within our Full Management fee

(All prices subject to change after two months’ written notice)

Minimum Fee:

Where the Landlord cancels the Agent’s instruction to provide a management service, the Agent will charge, and the Landlord will pay, a fee based upon 12% (inclusive of VAT) of the agreed rent for the period, not exceeding six months from the commencement date of the tenancy.
