Hatfield | Landlord Fees

We provide three level of services - Full Management, Let & Rent Collection and Tenant Find.

We set out below a brief description of these services and the costs involved. Please contact the office for more details.  All fees are inclusive of VAT unless otherwise noted.

Full Management

  • Advertise the property on the Belvoir website & all the major property portals.
  • Accompanied viewings from 8am to 8pm on weekdays and 10am to 4pm on Saturdays
  • Referencing of prospective tenants- Right to Rent check
  • Utility switch over including council tax
  • Prepare all tenancy agreements and documents
  • Rent collection & monthly accounting
  • Rent arrears handling
  • Property inspections with full report & photographs
  • Repairs & maintenance handling & co-ordination
  • Final inspection & deposit refund
  • Re-letting process

Costs: 14.4% per month deducted from the rent as received, plus a start up fee of £270.00

Let & Rent Collection

  • Advertise the property on the Belvoir website & all the major property portals.
  • Accompanied viewings from 8am to 8pm on weekdays and 10am to 4pm on Saturdays
  • Referencing of prospective tenants- Right to Rent check
  • Inventory - additional cost dependent on size of property
  • Utility switch over including council tax
  • Prepare all tenancy agreements and documents
  • Rent collection & monthly accounting
  • Rent arrears handling

Costs: 12% per month deducted from the rent as received, plus a start up fee of £270.00

Tenant Find Only

  • Advertise the property on the Belvoir website & all the major property portals.
  • Accompanied viewings from 8am to 8pm on weekdays and 10am to 4pm on Saturdays
  • Referencing of prospective tenants- Right to Rent check
  • Inventory - additional cost dependent on size of property.
  • Utility switch over including council tax
  • Prepare all tenancy agreements and documents
  • Transfer 1st month's rent to your nominated bank account.

Costs: 72% of the first month’s rent

Other Charges

  • Renewal Fee (landlords share): £75
  • Checkout Fee (landlords share): £84
  • Inventory Fee: £120 for a one bed unfurnished property
    • plus £30 for each additional room. £30 additional if property is furnished
  • Deposit Registration Fee: £60
  • Notice serving: £30
  • Legionella Risk Assessment: £70.00
  • Introduction of Purchaser: £1.2% of the sale price
  • Preparation of ADR Dispute: £90 per hour
  • Obtaining prepaid key cards: £90 per card or key
  • Professional hourly rate: £60 per hour
  • Cancellation - Where full management or letting or rent collection service is cancelled during the tenancy, a full months rent will be payable as a fee plus VAT.

PLEASE NOTE THAT ALL FEES ARE INCLUSIVE OF VAT

WE ALSO RECEIVE COMISSIONS FROM CONTRACTORS, INSURANCE COMPANIES, REFERENCING COMPANIES UTILITY PROVIDERS AND OTHERS

Cancellation

If you cancel within the 14 day cancellation period then any fees paid will be reimbursed in full and you will not incur any fees as a result of the reimbursement.  However, if you have asked Belvoir to begin the performance of services during the cancellation period, you remain liable for an amount which is in proportion to what has been performed until your cancellation notice was received.

If you cancel prior to a tenancy starting, fees due for work already undertaken will remain payable. If a tenant has already been found and the work for the check-in has been completed, this will be equivalent to a Let-Only fee.
