Erdington | Landlord Fees

The Belvoir Erdington Office is pleased to offer three levels of service to suit a landlord's requirements.
 

Please find details below of the landlord services on offer:


Fully Managed Property Letting Service for Landlords 

Full Management – Start-up Fee – 50% + VAT (60% including VAT) & 10% (12% including VAT) deducted from the rent as received monthly
                                                                                     

Includes photographing the property and updating photographs as applicable, marketing of the property, arranging and conducting viewings, share of cost of preparation of conveyancing and accompanying documentation.

Monthly charge        10% + VAT                                                                                                                        

Includes Belvoir services as detailed and specified in Landlord Terms of Business: receiving and processing rent payments, providing monthly statement of income and expenditure, conducting interim property visits and preparing and issuing visit report, arranging Landlord’s Gas Safety Check if applicable, arranging for maintenance, repairs and renewals as applicable, serving and receiving of legal notices, dealing with general tenancy issues, dealing with DPS regarding any end-of-tenancy issues.

Re-signing of AST Fee        £50 + VAT                                                                                                          

Payable only if Landlord specifically requests a new fixed term contract.  Fee is to cover cost of referencing tenant and drawing up new contract.

80% + VAT of the first month’s rent as collected.

Includes Belvoir services as detailed and specified in Landlord Terms of Business: photographing the property and updating photographs as applicable, marketing of the property, arranging and conducting viewings,collection of the first month’s rent and deposit and lodging the deposit.if required

  • Belvoir Rent Guarantee and legal cover  £150 inclusive of VAT
  • Energy Performance Certificate (EPC) £65 inclusive of VAT
  • Landlord Gas Safety Check £65  inclusive of VAT
  • Legionella Risk Assessment £84  inclusive of VAT
  • Check-in (if requested) from £120 including VAT dependent on property size and furnishings
  • Check-out (if requested) from £120 including VAT dependent on property size and furnishings
  • Electrical safety check £PoA
  • Portable Appliance Test (PAT) £PoA
  • Inventory from £150 including VAT (dependant on size of property and furnishings)

Cancellation

If you cancel within the 14-day cancellation period then any fees paid will be reimbursed in full and you will not incur any fees as a result of the reimbursement.  However, if you have asked Belvoir to begin the performance of services during the cancellation period, you remain liable for an amount which is in proportion to what has been performed until your cancellation notice was received.

If you cancel prior to a tenancy starting, fees due for work already undertaken will remain payable.  If a tenant has already been found and the work for the check-in has been completed, this will be equivalent to a Let-Only fee (minimum of £600 + VAT.  A proportion of the Let-Only fee will be payable if work for the check-in has not been fully completed.

Once a tenancy has started, fees due for work already undertaken will remain payable.  A fee equivalent to the originally agreed monthly charge including VAT, multiplied by the number of months left in the agreement will become payable immediately (subject to a minimum 2 months' fee).  If the tenancy has become periodic, then 2 months' charge will become payable immediately.

If you cancel the agreement within 12 months from the start of a tenancy then any discounts agreed for our services will immediately become payable.

Discounts might be available but are dependent upon specific service levels required, rental expectations and the condition of the property.
