Belvoir Tenant Fee Structure
A non-refundable application fee of £325.00 (incl. of VAT) covers the administration cost of processing the application of one occupant. Each additional occupant (over the age of 18) is charged a non-refundable fee of £125.00 (incl. of VAT). This fee is payable straight away in order to take the property off the market and secure it whilst referencing is completed. In order to apply for a property, your gross salary (before tax) would need to be 2.5 times the annual rent of the property.
An additional non-refundable fee of £125.00 (incl. of VAT) is payable if a guarantor is required. A guarantor’s gross salary (before tax) must be three times the annual rent of the property. The guarantor would be required to sign the contract with the occupants and would be legally obliged to cover the rent if for any reason the tenant was to default on payments.
A deposit of one month’s rent + £100.00 would be payable on the day of move in. The deposit is securely held for the duration of the tenancy with the Deposit Protection Service. (DPS) This would be refunded at the end of the tenancy if the property is found in the exact condition as let with no dilapidations.
An additional £100.00 deposit for each pet may be required. This is subject to each individual Landlord’s discretion. You may also be required to sign a pet disclaimer to cover any damages which may occur during the tenancy.
There is a ‘check-out’ fee chargeable at the end of each tenancy which covers Belvoir’s checkout of the property and any future reference requests required. This fee is £40.00 Incl VAT for unfurnished properties and £50.00 incl VAT for furnished. This amount is deducted from your deposit before it is returned.
