We provide either a Let Only Service or a Fully managed service. However, we can tailor a specific service to meet your requirements. Our fees are transparent and simple and we do not add commission to contractor bills (unlike some agents).

Your Step By Step Guide To Letting A Property With Belvoir Cheltenham:

Valuation - If you are considering letting out your property, the first step would be for us to come out and complete a FREE No Obligation Market Valuation. Using market comparables and combined with our knowledge of the Cheltenham area, we would be able to give you an achievable rental figure.

Rent - Rents are payable by the tenant monthly to our client account. You will be paid direct from this account and we will prepare, at regular intervals, an income and expenditure account which you can send to the Inland Revenue.

Deposit - We collect a deposit from the tenant to safeguard against damage. At the end of the tenancy, we will inspect the property and the costs of any work attributed to the tenant will be deducted from the deposit.

Tenant - We will find a suitable tenant for your property and take up references and credit checks.

Agreement - We will prepare a legal agreement under current legislation to suit your particular circumstances. In general, this will be for a period of not less than 6 months and then renewable on a month to month basis. This gives you the flexibility to re-occupy the house after giving the tenant two months’ notice to quit. Similarly, the tenant may terminate after the initial period by giving one month's notice.

Rates and Services - The payment of water rates, council tax, gas, electricity and telephone bills are generally the responsibility of the tenants.

Repairs - As a Landlord, you are responsible for repairs to the property with the exception of window glass or other breakages caused by the tenants. Small repairs can be carried out by our contractors, or ones nominated by you, and their charges deducted from your account. We will always ask for instructions before commencing any large scale repairs.

SERVICE OPTIONS:

Let Only:

75% (plus VAT) payable for each letting to a tenant introduced by The Agent. This is equivalent to 90% incl VAT. Payable on commencement of the tenancy and deducted from the rent collected at the commencement of the tenancy.

 

Full Management:

11% (plus VAT) or 13.20% incl VAT of the rent, deducted from the rent as received each month plus an initial set up fee of £170.00 + VAT (£204.00 inc VAT), payable on commencement of tenancy. A further setup fee of £170.00 + VAT (£204.00 inc VAT) will be charged at the commencement of each new tenancy.

 

Other Charges

  • Inventory preparation fee: Included
  • Administration involved in the preparation of paperwork for Insurance claim handling fee: 10% plus VAT of cost of works before VAT
  • Professional hourly rate: £45.00 plus VAT (£54.00 incl VAT) per hour
  • Re-signing fee: £50.00 plus VAT (£60.00 inc VAT) payable where The Agent, with your agreement, arranges a renewal of tenancy to an existing tenant
  • Void management fee: £40.00 plus VAT (£48.00 incl VAT) per week payable four weeks in advance of requirement
  • Introduction of purchaser fee: 1% plus VAT of the final sale price
 

Post Letting Service

(Inclusive with our “Full Management” service)

  • Tenant move out/ Check Out: £100.00 plus VAT (£120.00 incl VAT)

Cancellation

Where Full Management service is cancelled during the tenancy (including any extensions) a fee of £300.00 plus VAT (£360.00 inc VAT) will be payable. Two months notice of cancellation required. Where applicable charges are subject to the current rate of VAT

Tenant Fees to be paid by The Tenant(s)

  • Tenant Admin / Credit Referencing: £325.00 for one tenant & £125.00 for additional tenants. (inc VAT).
  • Tenancy Renewal: £60.00 (inc VAT)
  • Guarantor referencing: £125.00 (inc VAT)
