Important Notice: Tenant Fees

The only price shown in our property adverts is pure rent, being the calendar weekly or monthly rental cost of the property and does not include any additional services or charges such as council tax, water or utility charges unless otherwise specifically stated.

Please find below a full list of Belvoir Chelsea and Fulham’s charges and fees to a tenant.

All charges and fees given below are inclusive of VAT.

Please note tenancy application, admin and referencing charges, and possibly other fees, will apply however can vary due to a tenant's individual circumstances and are therefore excluded from the price shown. If you are a tenant and wish to discuss your own individual circumstances and what the applicable fees based on them would be, please do not hesitate to& contact us.

Prior to Tenancy Commencement

After an offer is accepted by the landlord, which will be subject to contract and satisfactory references, the following charges and fees will be payable by the tenant before the commencement of the tenancy.

TENANT APPLICATION, ADMIN AND REFERENCING FEES

First/Single Applicant £180 (£150 plus VAT)
Each Additional Applicant £120 (£100 plus VAT)
Guarantor (if required) £120 (£100 plus VAT)
Tenancy Deposit 6-10 weeks of the agreed rent


Renewal or Extension of Tenancy

If the tenancy is renewed or extended beyond its original term, a charge of £120 (£100 plus VAT) will be payable by the tenant for drawing up the necessary paperwork.

Change of Tenant 

If a tenant in a shared property wishes to be replaced by a new tenant during the tenancy (subject to landlord’s consent and receipt of satisfactory references) a charge of £180 (£150 plus VAT) will be payable by the tenant for drawing up the new Tenancy Agreement or Deed of Assignment.
