Tenant Fees post 1st June 2019 (please see below)

In addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019.

Before the tenancy starts (payable to Belvoir Chelmsford ‘the Agent’)

Holding Deposit: 1 week’s rent
Deposit: Up to the limit allowed by the Tenant Fees Act 2019 of 5 weeks rent which may vary.

During the tenancy (payable to the Agent)

Payment of interest for the late payment of rent at a rate of 3% above the bank of England base rate for each day the rent is late.

During the tenancy if permitted and applicable

  • Utilities – gas, electricity, water and sewerage
  • Communications – telephone and broadband
  • Installation of cable/satellite
  • Subscription to cable/satellite supplier
  • Television licence
  • Council Tax

Other permitted payments

Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits.

Belvoir Chelmsford is a member of Safeagent Client Money Protection, which is a client money protection scheme, and also a member of The Property Ombudsman, which is a redress scheme. Explanation and our fee information as permitted under the Tenant Fees Act 2019 transitional provisions, where fees are written into existing tenancy agreements. These apply to all tenancy agreements granted or signed and executed before 31st May 2019, and can be charged up until 31st May 2020.

Tenant Fees for pre 1st June 2019 Tenancies

Explanation of our tenant fees permitted under the Tenant Fees Act 2019 transitional provisions, where fees are written into existing tenancy agreements. These apply to all tenancy agreements granted or signed and executed before 31st May 2019, and can be charged up until 31st May 2020

Having selected a property, you will need to put down a 'holding fee' of £250; to take the property off the market and hold it while references and searches are carried out. Once completed and accepted the £250 will then form part of the overall damages and dilapidation deposit upon moving into the property.

FEE INFORMATION:

All applicants aged 18 years and older are required to successfully pass the reference criteria prior to entering into any Tenancy; and will incur a charge of £180 inc vat. Please note, in the event of declination or withdrawal no explanation need be given by Belvoir and any administration charges are non-refundable. Where the property is managed by the agent, Tenants may be subject to a charge where a renewal Tenancy Agreement is offered and accepted of £100 inc vat . In relation to the end of the tenancy a charge of £50 inc vat will be deducted from the deposit in relation to the ‘check-out’.

References

BELVOIR! will take references on behalf of the landlord. This includes: Credit history checks, employer checks, former landlord check. In addition, a search of the adverse credit register and a search of the electoral roll register will be carried out.

In some circumstances where a person feels they may not pass the references for reasons such as low income to rent ratio, a guarantor can be used, or the rent may be paid in advance.

Rent

Rents are normally quoted on a calendar monthly basis. Rents are paid, monthly in advance, by standing order to the Belvoir Client account. The first months rent is to be paid, in cleared funds, prior to the start of the tenancy agreement.

Deposit

A deposit equivalent to six weeks rent is also taken to cover any breakages, dilapidations or deductions due. The deposit will be protected by the Deposit Protection Service (DPS) in accordance with custodial terms and conditions of the DPS.
