Tenant Charges

In addition to paying the rent, you may also be required to make the following payments permitted under the Renting Homes (Fees Etc.) (Wales) Act 2019

All charges include VAT

Before the tenancy starts (payable to Belvoir Cardiff (“The Agent”)

Holding Deposit: 1 week’s rent

Deposit: 6 Weeks Rent

During the tenancy (payable to the Agent)

Payment for a breach of the tenancy agreement up to the prescribed limit

Payment for the reasonably incurred costs of replacing misplaced keys / security device.

Missed Appointments. Such as arranging with a tenant for a periodic inspection or a contractor to carry out remedial work at a property, and a tenant subsequently refusing entry, or not being home to allow entry (after previously arranging to be at the property), resulting in charges to the landlord. A charge will be made for a contractor missed appointment or a Belvoir missed appointment.

Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

Emergency out of hours call-out. fees incurred as a result of a landlord / agent arranging for someone to attend the tenant’s property at the request of a tenant, such as a locksmith or an emergency glazier at the early hours of the morning, when the problem had been caused by the tenant in the first place, such as a window broken on purpose, or keys locked inside a house.

Payment for the late payment of rent.

During the tenancy if permitted and applicable

  • Utilities – gas, electricity, water and sewerage
  • Communications – telephone and broadband
  • Installation of cable/satellite
  • Subscription to cable/satellite supplier
  • Television licence
  • Council Tax

Other permitted payments

Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits.
