How much you can afford

You need to consider not just how much you can afford in rent but also consider the amount it may cost you to move in and pay bills etc.

Application Fees – These fees will vary dependant on each application, please see our application fees page for more details.

Rent – You need to calculate how much you can pay a month and if income can cover this. Here at Belvoir we ask that you have an annual income of at least 2.5 x the annual rent. The first month’s rent is paid on the day you collect your keys and sign your Tenancy Agreement.

Deposit – Although this is a one off payment you need to calculate this cost into your total cost of moving. The deposit is also paid on the day you collect your keys and sign your Tenancy Agreement. It is then registered into a chosen deposit scheme. The deposit is taken to cover the cost of any dilapidations (damages) at the end of your tenancy. You will not be able to get the deposit back until your tenancy has ended and the amount that is returned has to be agreed by both the landlord and the tenant (if there are dilapidations to be deducted).

Bills –As well as monthly rent payments you need to calculate the amount you may have to pay for bills! The usual bills you may find you get are; Gas, Electric, Council Tax, TV Licence plus others.

Tenancy Application
Having selected a property you will need to fill out an application form, which is available from our office on Padiham Road. An application fee is payable and this will ensure that the property is taken off the market and held for you while references are carried out.

Belvoir Lettings Burnley will take references on behalf of the landlord. This includes: Credit history checks, employer and former landlord checks. In some circumstances where a person feels they may not pass the references for reasons such as low income to rent ratio, a guarantor can be used, or the rent may be paid in advance. Always ask us if you are worried, as there is usually a way around such situations, and it’s easiest if mentioned at the start.

Rents are payable on a calendar monthly basis, in advance, by standing order. The first months rent is to be paid, in cleared funds, on or before the day you sign your tenancy agreement.

A deposit equivalent to one months rent is also taken to cover any breakages, dilapidations or deductions which may occur during the tenancy. The deposit will be held by a third party; The Deposit Protection Service.

Tenant fees

All the prices below are inclusive of vat.

Administration fee

  • Administration fee for new tenancy: £150.00 + £45.00 per additional person or guarantor

This charge covers all credit checks, referencing and administration in processing your tenancy application. This fee is non refundable.


Deposits are usually equivalent to one month’s rent

  • Pet deposit (if applicable): £100.00 per pet

This pet deposit will be held within the deposit scheme.

Additional fees that may apply

  • Change of move in date: £30.00

This charge is to cover the cost of changing paperwork if the move in date is re-arranged within 7 days of the set move in date.

  • Copy documents: £6.00

This charge covers duplication of any document such as a lost tenancy agreement.

  • Tenancy renewal: £30.00

Administration charge for renewing tenancy at end of fixed term, when the tenant wishes to renew instead of allowing tenancy to go periodic.

  • Missed appointments: £45.00

If during the tenancy an appointment is made and confirmed with you for a maintenance visit, should the appointment be missed or the contractor denied access (unless you have authorised entry with pass key)

  • Landlord / Agent non-fault property visits: £45.00

-Should you report a fault at the property which requires attendance of a contractor that ultimately requires no attention or is the fault of the tenant. The charge will be made to cover the cost of the contractor call out.

  • Late rent fees: £12.00 per reminder

If a rent is not received on the due date and reminder letters are sent, the above cost will be charged per letter.

  • Service instruction charges: £30.00

This service charge will be invoiced for each trade we need to instruct in order to repair damage or clean following your departure.
