In addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019.
Before the tenancy starts (payable to Belvoir Burnley ‘the Agent’)
- Holding Deposit: 1 week’s rent
- Deposit: Equivalent to 5 weeks rent
During the tenancy (payable to the Agent)
Payment of interest for the late payment of rent at a rate of 3% above Bank of England bases rate for each day the rent is late
During the tenancy if permitted and applicable
- Utilities – gas, electricity, water and sewerage
- Communications – telephone and broadband
- Installation of cable/satellite
- Subscription to cable/satellite supplier
- Television licence
- Council Tax
Other permitted payments
Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits.

All residential lettings are Assured Shorthold Tenancies for an initial fixed term. This is a binding contract and once the tenancy documentation is signed, the tenant is bound to pay rent for the full term whether or not the property is occupied. The tenant cannot give notice of intention to leave the property earlier than the last day of the fixed term.ALL notice periods are to correspond with anniversary dates, i.e. 1 months written notice to expire the day prior to next rent due date.
Applicants should not assume that a tenancy has automatically been granted as soon as the application form is submitted. The decision as to whether or not a tenancy is granted is made by or on behalf of the landlord only once we are in receipt and have considered all references.
Having viewed the property and arrived at a decision to make application to rent you are required to provide personal details ranging from name and address to occupation and salary. You are required to provide financial, employer references confirming salary & confirming this is a permanent position. Landlord/agent references confirming rent has been paid on time & in full and there are no arrears, that the property has been maintained in a satisfactory manner and there has not been any anti-social behaviour. We can only agree to a tenancy subject to satisfactory replies from those referees. Our investigations will also include a search of the Credit Registers to establish your financial credibility and to check you do not have any County Court Judgements, Bankruptcy Orders or IVA’s. This is not meant as a possible doubt in relation to your character and financial situation but seeks to establish that, in all respects, an applicant is suitable and satisfactory. Your salary should be at least 2.5 x annual rent.
If you have County Court Judgements registered against you it may prove impossible to grant you a Tenancy unless satisfactory evidence of the clearance of debt is produced prior to the commencement of the Tenancy. If you are unable to provide satisfactory references or credit check you may still be offered a Tenancy subject to a satisfactory Guarantor being provided. The Guarantor will need to provide satisfactory references and credit check & salary should be at least 3 x annual rent and will be expected to sign a form to guarantee your legal commitments in the Tenancy.
Tenants must be 18 years or over.
You should provide proof of ID (copy of drivers licence, passport or birth certificate) and 2 proofs of each address given (utility bills, phone bills etc), when submitting this application.
