12% (inc vat) (10% + vat) of monthly rent. New tenant set up fee £300 (inc vat) (£250 + vat) - minimum fee £48 (£40.00 + VAT pcm) This service includes:
Prepare & sign tenancy agreement
Collect & protect deposit
Collect & remit monthly rent received
Pursue non payment of rent & advise on rent arrears actions
Advise all relevant utility providers of changes
Undertake routine visits and notify landlord of outcome
Arrange routine repairs and instruct contractors on behalf of landlord
Conduct move out & advise on dilapidations
These fees are chargeable per property.
Inventory preparation fee:
Let only furnished/unfurnished: Contracted out (price on request)
Managed furnished: Contracted out (price on request)
Managed unfurnished: Inclusive on our "full management" service
Deposit Protection / Disputes:
Lodging of the Deposit & Preparation of

Alternative Dispute Resolution: Annual Fee of £42 inc vat (£35.00 + vat) - Service not applicable to Let Only.
Empty property re-let work / refurbishments: 12% inc vat (10% + vat) of contractor invoices (capped at £500 + VAT)
Insurance claim handling fee: 12% inc vat (10% + vat) of cost of works before VAT
Duplicate Statements: £6.00 inc vat (£5.00 + vat) per copy provided
Professional hourly rate: £54.00 inc vat (£45.00 + vat) per hour
Re-signing fee: £60.00 inc. vat (£50.00 + vat) payable where The Agent, at your request, arranges a renewal of tenancy to an existing tenant
Void management fee: Negotiable
Extra Property Visits: £30 inc vat (£25.00 + vat)
We may also receive commissions from:-
Utility providers and others
These commissions will not be included in the contractors invoices and can be up to 25% (incl VAT) of the total invoice.
Should a vacant property be withdrawn within 2 months from commencement of advertising, the Landlord will incur a fee of £120.00 inc vat (£100.00 + vat) to cover the cost of advertising and administration. If Belvoir Burnley have accepted an application on behalf of the Landlord and the Landlord then withdraws the property, at any point, the Let only fee, as set out in the scale of charges will be applied.
Where Full Management is cancelled during the tenancy (including any extensions or statutory periodic) a fee equivalent to one months' rent (incl. of VAT) will be payable.
