The National Approved Lettings Scheme (NALS)
This is an independent licensing scheme for the accreditation and regulation of professional letting agencies. NALS members must agree to:
- Meet defined standards of Customer Service
- Be part of a Client Money Protection Scheme
- Have a written Customer Complaints Procedure offering independent redress through and Ombudsman
- Have current Professional Indemnity Insurance and have a designated client bank account
These requirement and service standards provide protection and security to both the Tenant and Landlord.

Client Money Protection
Client Money Protection is insurance which protects the money of landlords and tenants against theft or misappropriation by the letting agent, whilst it is in their custody or control. This is typically rent or monies held to pay for repairs/maintenance or other necessary payments. Belvoir Bolton is covered by this insurance through its membership of NALS and is fully compliant with all the regulations regarding clients’ accounts.
The Property Ombudsman (TPO)
The Property Ombudsman provides a free, fair and independent service for dealing with unresolved disputes arising from letting properties. Belvoir Bolton is a fully signed up member of the Property Ombudsman.
The Deposit Protection Service (DPS)
The DPS will safeguard the tenant's deposit throughout the term of the tenancy and repay the funds to the appropriate parties. All funds are ringfenced and held in accordance with client money regulation. All deposits are repaid on receipt of a jointly authenticated repayment instruction.
All the deposits taken by Belvoir Bolton are held by the DPS and we ensure that all parties are given the correct information and legal documentation.
SAFE - Safe Agent Fully Endorsed - is a mark denoting firms that protect landlords' and tenants' money through client money protection schemes. Current fees charged to landlords are as follows:
Tenant Find Only - one month’s rent payable for each letting to a tenant introduced by Belvoir Bolton
Letting and Rent Collection - start-up fee of £250 plus VAT, (£300 inc VAT) plus management charge of 7% plus VAT (8.4% inc VAT) of the monthly rent, deducted from the rent as received
Full Management - start-up fee of £250 plus VAT (£300 inc VAT) plus management charge of 10% plus VAT (12% inc VAT) of the rent, deducted from the rent as received
- Inventory preparation fee - £90 (unfurnished) - £120 (furnished)
- Legionella risk assessment - £30
- Preparation of paperwork for Alternative Dispute Resolution - £60
- Duplicate statements - £12 per copy provided
- Insurance claim handling fee - 12% of the cost of works before VAT
- Resigning fee - £30 where, at the landlord's request, the Agent arranges renewal of a tenancy to an existing tenant. No charge if requested by the tenant
Post letting services (inclusive with full management service)
- Tenant move out fee - £60
- Inventory check (including damage report) - £90
