We hold Client Money Protection Insurance through NALS

Application fee for 1st applicant - £360 (Inc VAT).

Application fee for each subsequent applicant / guarantor - £60 (Inc VAT).

House Share (rooms) - £300 (Inc VAT).

What do you pay for? - The fees are for the processing of applications, references, drafting of Tenancy Agreements, compliant check-in procedure and registering your damages deposit with the NALS approved Tenancy Deposit Scheme.

We require the application fee paid in full and the first month’s rent. These fees will be sufficient to immediately secure the property.

On receipt, we shall cease advertising the property and cancel any other scheduled viewings with other prospective tenants. We will inform the landlord and update our file to show ‘Let Agreed’.

On receipt of the above fees, we require the application forms completed, signed and returned within a 48 hour period. These can be scanned and emailed direct to us or to stortford@belvoirlettings.com

IMPORTANT NOTE: Any adverse credit history MUST be disclosed. Failure to do so will result in the application being refused. Furthermore, the fees will not be refundable and the half months rent payable to the landlord as compensation.

Please Note: Once the funds have been received and cleared, the property is reserved in your name and any other prospective tenant viewing will be cancelled. The fees are non refundable if you decide to not proceed.

If a second viewing is requested (measuring up etc) after the property has been let, we will charge £24 inc VAT per visit).

In addition to the above applications – we will require:

1 X Photo ID for each applicant (Passport or Driving Licence is fine although with a driving licence we require the paper counterpart as well as the photo card)

2 X proof of address dated within the last 3 months – (utility bill, bank statements, council tax bill will suffice). Proof of income for both applicants. Contact details of employee HR Department - to allow us to apply for references.

Damages deposit: Usually equivalent to 1.5 X monthly rent - This is registered with the Tenancy Deposit Scheme. We are NALS registered and the scheme is approved by this body. You will receive a certificate with a unique number.

Pet Deposit (Consent from Landlord required) - £200

Other Fees:

Damages Deposit fee (Non Managed) - £24 inc vat

Cost of check in - Nil.

Cost of checkout - Up to £150 plus VAT ( = up to £180 inc vat) - (price depending on size of property).

Tenancy renewal fee - £40 plus VAT (= £48 inc vat).
