Tenant Fees for pre 1st June 2019 Tenancies

Explanation of our tenant fees permitted under the Tenant Fees Act 2019 transitional provisions, where fees are written into existing tenancy agreements. These apply to all tenancy agreements granted or signed and executed before 31st May 2019, and can be charged up until 31st May 2020

Due to the recent ASA (Advertising Standards Authority) ruling regarding tenant fees, please find below a full list of charges made to a tenant by Belvoir Bangor.

We hold Client Money Protection Insurance through the National Approved Lettings Scheme, (NALS).

The only price shown in our property advert's is the calendar monthly rental cost of the property. Tenancy application charges and possibly other fees will apply but can vary due to a customer's individual circumstances and are therefore excluded from the price shown.


Application fee = £65.00 Including VAT

This will cover up to two applicants for the same property or one tenant and a guarantor.


Additional Applicants will be charged at £20.00 + VAT each.


Duplicate Tenancy Agreements £10.00 + VAT = £12.00

Duplicate Inventories £15.00 + VAT = £18.00

Duplicate Rent Statements (free if e mailed) £10.00 + VAT = £12.00

Payment refused by Bank £20.00 + VAT = £24.00

Non cancellation of standing order charge £10.00 + VAT = £12.00

Late payment of rent charge £30.00 + VAT = £36.00

Breach of Tenant Letter £10.00 + VAT = £12.00

Replace lock / keys £30.00 + VAT = £36.00 (Plus cost of parts.)

Agent's cost for arranging repairs necessary after tenant vacates £40.00 + VAT = £48.00

Re-letting fee when tenant breaks fixed term tenancy £100.00 + VAT = £120.00
