Professionals - A Ten Step Guide To Applying!
A handy step-by-step guide on how to apply for a rental property with Belvoir Leicester.
1 – Start Looking!
Our properties all vary in how quickly they are available. Usually a vacating tenant will be required to provide 2 months’ notice, however we do get some newly rented properties that are empty straight away. As soon as you know you are moving start looking, book plenty of viewings and research as much as you can.
2 – Pick a Budget.
Look at your finances, always make sure you include your utility bills and any other payments, such as phone bills or car insurance into your calculations. To pass our criteria on affordability your yearly salary must equal or exceed – property rent x 2.5 x 12. Remember all properties will require a deposit before move in, as well as application fees needed to apply for the property.
3 – Register your details.
At Belvoir Leicester we make it even easier to find that perfect property. You can register your criteria to the website for free and then set up regular email alerts for all our available properties.
4 – Arrange a viewing.
Once you have found some properties that meet your criteria contact the office to arrange a viewing, feel free to ask us to recommend any others you may have missed. Our specialist letting staff may be able to suggest possibly suitable properties which you may have overlooked.
5 – Ask your questions.
You will be shown around the properties by our experienced, trained advisers, so any question you may have about the property or applying and renting in general feel free to ask.
6 - Found The One?
Here at Belvoir Leicester our properties move fast! We understand it can be a huge decision to make, to choose where you are going to live, but if you really like a property we recommend you act fast too! Pop into branch or call us and we will send you the relevant application pack for the property. This will explain what you need to provide us with to reserve a property. It will also give you information about the fees required and how to pay them.
7 - Make your requests.
This is your chance to make any requests on the property. Please be aware you are taking the property as seen, so anything you wish to request must be included on these forms. We cannot guarantee a landlord will agree but we can only put forward these requests at this stage. If you have requested something as a ‘conditional requirement’ and the landlord rejects this, you are entitled to a refund of your fees paid, unless you are happy to still take the property without the request being completed.
8 – Then it’s all up to us…
Once we have all your relevant documents and completed paperwork, we will submit your application, along with your requests, if you have made any, to the landlord. Once they have accepted we will carry out referencing checks on all applicants to ensure you are acceptable tenants. Should we need further information from you we will contact you directly.
9 – Prepare to move in.
Once your references have been received we will request you make the payment of your deposit and first months’ rent. We will carry out our move in inspection and compile a detailed inventory check – you will be provided with a copy for your records at your move in appointment. Keep this safe! This is the statement of condition of the property and everything provided within it and is how we will expect the property to be returned to us at the end of your tenancy.
10 – Collect you keys!
We will arrange a suitable time on the agreed upon date, where you will be asked to attend the office to sign all the relevant contracts and collect your new keys!
The property is now yours to live in, enjoy, and love as your home!
