Top tips for being referenced

As we strive to be the best Estate Agents in Leicester, we pass all our tenants through a vigorous referencing process to ensure that no potential issues along the way may crop up at the end.

We know how excited everyone is to get moved into their new place so we aim to get the referencing process done as quick as possible to get you moving as soon as possible.

Why do I need to be referenced?

Tenant referencing is an essential part of the letting process as it gives the Landlord the reassurance that their new tenants are who they say they are, work where they say they work and will be able to make rental payments each month.

It also collates previous landlord references about your reliability of paying your rental amount on time. This helps build a better picture for landlords, helping your application process.

Work out what you can afford

When looking at properties bear in mind how much you can afford to pay. If you fall in love with a property check to see whether you earn around two and a half times the annual rent before setting your heart on it.

For example, if you’re interested in renting a property that cost £600 per month use the below formula:

£600 x 12 months x 2.5 = £18000

Be honest about your history

Failing to disclose a poor credit history may mean your application is declined. Ensure that you provide accurate bank details as it will be checked to see if it is genuine. Alert us if you have a poor credit history with any County Court Judgements (CCJ’s) or bankruptcy.

Keep your guarantor updated

If you are going to use a guarantor then they will also need to be referenced. To make sure this can be done as quickly as possible make sure they are aware that they will be undergoing a credit check and an employer reference. Nobody likes a surprise at the last minute!
