Landlord Fees

 Full Property Management

Landlord Start Up Fee £300 + VAT (£360 inclusive of VAT)  charged at signing of each new tenancy (excluding tenancy renewal)

Monthly Management 10% +VAT (12% Incl of VAT)  from the monthly rent.

For this service we include:

-  Marketing and advertising, nationally and locally

-  Carry out accompanied viewings

-  Obtain full references on new tenants

-  Arrange Gas safety certificates, EPC, Electrical safety (if required) etc.

-  Draw up tenancy agreements and full written/photographic inventory

-  Move in new tenants, explaining emergency procedures

Collection and registration/protection of deposit

Contact all Utility companies with meter readings.

-  Monthly rent collection, with easy to read statements

Regular inspections of the property, report being emailed to you

Our maintenance team available 24/7 to help with any issues and keep you informed

 Tenant Find Only       

 75% + VAT of one month’s rent (90% Inclusive of VAT) payable for each letting where The Tenant is introduced by The Agent. Payable on commencement of a tenancy and deducted from the rent collected at the commencement of a tenancy. 

 For this service we include:

-  Marketing and advertising

-  Carry out accompanied viewings

-  Obtain full references on new tenants

-  Draw up tenancy agreements

 -  Arrange gas certificates, EPC, electrical safety (if required) etc.

Move in new tenants

Collection of first month’s rent and deposit

Other Charges:

-  Inventory preparation fee: Included within our Full Management Service.            £90 (inclusive of VAT) for induvidual tenancy services.

- Deposit Protection registration legislation: Included within our Full Management Service.  £25 (inclusive of VAT) for induvidual tenancy services.

- Preparation of paperwork for Alternative Dispute Resolution - £60 (incl VAT)

- Duplicate Statements: £3 (inclusive of VAT) per copy provided

- Insurance claim handling fee:12% (inclusive of VAT) of cost of works

- Professional hourly rate £75 (inclusive of VAT) per hour

- Re-signing fee: Belvoir Ipswich includes this within our Full Management fee

(All prices subject to change after two months’ written notice)

Cancellation:

- Where Full Management is cancelled during the tenancy (including any extensions) a fee of £250 (inclusive of VAT) will continue to be payable.
