Landlords

If you are unsure whether to sell your home or not, or if you need to move away temporarily, or even just want to keep your home as an investment. Letting is a very attractive option.

There are a number of questions that need serious consideration before letting.

However, these questions need not be a worry to you if you entrust the letting to a competant and caring manager.

Our sole job at Belvoir Tamworth is residential letting; our service is personal yet professional and we take great care to understand the needs of the Landlord.

Rent
We will advise you how to achieve your maximum rental potential. Rents are payable by the tenant monthly to our client account. You will be paid direct from this account and you will be sent a monthly rent statement.

Deposit
We always collect a delapidations deposit to safeguard againt any damage caused by the tenants.

Tenants
We will find a suitable tenant, who will be fully referenced, and credit checked.

Inspections
We will carry out regular inspections of your property

Agreement
We will prepare a legal agreement under current legislations to suit your circumstances. In general this will be for a period of not less than 6 months and then renewable on a month to month basis.

Rates and Services
The payment of water rates, council tax, gas, electricity and telephone bills are generally the responsability of the tenant.

Repairs
You are responsible for all of the repairs to your property with the exception of breakages caused by the tenant. We have our own contractors, but you may wish to use your own, or do the repairs yourself. We always ask for your instructions before commencing any repairs.

Gas and Electrical Safety Checks
It is a legal requirement to have a Gas Safety Certificate in place before a tenant moves into a property. We also request that electrical checks are carried out. We can arrange these for you.

Building Society Mortgages
We can undertake all negotiations with your building society in order to obtain the permission to let your property.

Insurance
We provide information and help on rent and legal insurance and contents insurance, all of which are important considerations when letting your home.
