We offer two main services; our Fully Managed service offers everything we believe you need while letting your property - although if you think of anything else then please let us know and we will be happy to add it. We also offer a Let Only service for landlords that have the time to manage their properties but want assistance with their legal compliance and finding the best tenant.

2 Open and honest fees -
Our prices are fully inclusive, we don't have any hidden fees or added
extras so you know that any price quoted is the price that you pay.
We also don't add on extra for any maintenance carried out in your property, most agents add on up to 15% for getting quotes, at Belvoir! York working with contractors is all part of the service.
As well as this we do not accept 'kickbacks' or incentives from any suppliers we work with, meaning that anything we offer is because we believe in it not because we are benefiting financially.
We also run a landlord loyalty scheme which provides even more savings.

3.Marketing your property

Website marketing - you have exposure on all the big portals including Rightmove.

Local Press - We work closely with The Press and other local publications to help your property stand out.
Database Marketing - Unlike most agents we register every applicant we speak to and have an active database of tenants who are qualified and ready to move.
Social Media - Always the first to embrace technology, our use of Social Media sites such as Facebook and Twitter gives you an advantage by exposing your property to a wider audience than via traditional letting agent marketing.
4. Legal Compliance and Protection
With Belvoir! York managing your properties you can sleep easy knowing that you are not breaking the law;
Dedicated Legal Helpline - if you have a question or problem let us know and we will get you the best advice. We also have constant legal updates making sure that your property is always up to date and compliant with the latest guidelines.
Gas Safety - Required annually, we will make sure you are covered and that certificates are up to date.
Electrical Safety - We can assist with both PAT (Portable Appliance Testing) and Periodic Testing making sure your back is covered.
Furniture and Fire Safety - Including Smoke Alarms, leave the worry to us we will advise what the rules are, so you don’t break the law. If your property is furnished we will advise what can stay and what has to go.
EPC’s (Energy Performance Certificates) - Are now required for all rented properties, we will organise this for you and throw in a FREE floor plan for use in your web marketing.
Inventories - A detailed document including photos of both the contents and condition of the property at the start of each tenancy.
Tenant Deposits - We do all the work registering deposits with approved government schemes within the allocated time frame.
5. Financial Protection and Insurance -

FSA - We are authorized and regulated by the Financial Services Authority.
NALS - As members of the National Approved Letting Scheme, we are Licensed and Independently Audited each year plus you have the benefit that all your money is protected.
OEA - We are members of the Ombudsman scheme offering you an avenue for complaint in the event that any issues are not resolved with our Client Services Director.
Endsleigh Insurance - We work directly with Endsleigh to offer a bespoke landlord insurance that is available to no other agent in the UK. We also offer tenant insurance to make sure your property is fully covered.
