  • Statement of condition & Inventory (charged as extra depending on property size and whether or not it is furnished)
  • Management of the entire move-in process - Administration of Legal and Safety Checks (certificates charged at cost), & advising utility companies and authorities at check in of the new tenancy

Fully Managed Service 

Our comprehensive Fully Managed Service is the perfect solution for landlords who do not wish to be the main point of contact for all tenant and tenancy queries and issues. It is ideal for anyone who is not experienced with lettings or who is looking for a stress free experience!

It includes the entire service as listed above, plus:

  • Meters Read at Move In
  • Meters Read at Check Out
  • Inclusion in the Deposit Protection Scheme & full management of the tenancy deposit
  • Management of all maintenance issues on a 24 hour basis
  • Management of any maintenance issues where a warrantee is held eg liaising with third parties on your behalf
  • Three monthly Inspections at the property with photographic and written reports provided to you
  • Administration of on-going Legal and Safety Checks (certificates charged at cost)
  • Monthly Rental Collection and BACS remittance and provision of monthly statements
  • Advising utility companies and authorities at check out
  • Management of the check-out process and condition check (check out report charged at a seperate cost depending on size of property)
  • Management of the deposit return and the negotiation of any deductions    
  • Serving relevant notices to the tenant throughout the tenancy (eg requirement for possession, rent increase etc)
  • Providing your tenant(s) with a point of contact for all tenancy issues and queries
  • Providing you, the landlord, with any advice or guidance you require throughout the tenancy
