Tenant charges

Before the tenancy starts (payable to Belvoir Chester ‘the Agent’)

Holding Deposit: 1 week’s rent
Deposit: 5 week’s rent

During the tenancy (payable to the Agent)

For English properties:
Payment of interest for the late payment of rent at a rate of 3% above Bank of England Base Rate

For Welsh properties:
Payment for the late payment of rent £5 including VAT per day/ £12 including VAT penalty charge incurred per letter to manage arrears of rent
Payment for a breach of the tenancy agreement up to the prescribed limit

During the tenancy if permitted and applicable

  • Utilities – gas, electricity, water and sewerage
  • Communications – telephone and broadband
  • Installation of cable/satellite
  • Subscription to cable/satellite supplier
  • Television licence
  • Council Tax

Other permitted payments

Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits.

Landlord fees

Belvoir Chester is pleased to offer three levels of landlord property management to suit your requirements. Below is an outline of the landlord services we offer and the associated costs. Where indicated the costs can be negotiated:

Fully Managed Property Letting Service for Landlords

  • Advertising on Rightmove, On the Market, Belvoir Chester Website and Office and Boards if applicable
  • Accompanied Viewings
  • Referencing of prospective tenants
  • Utility switch over
  • Prepare all tenancy agreements and documents
  • Register Deposit
  • Rent collection & monthly accounting
  • Rent arrears handling
  • Property inspections, periodically
  • Maintenance handling & co-ordination (contacting you before carrying out any works)
  • Dealing with overseas tax administration
  • Tenant’s breach of contract
  • Issuing Notices to Tenant
  • Final inspection
  • Re-letting process

CHARGES:

Management Fee: 12% + VAT (14.4% including VAT) *Negotiable depending on property and location

Marketing Fee (Including VAT) – £500

Rent Collection Service

Management Fee: 10% + VAT (12% including VAT) *Negotiable depending on property and location

One month’s rent including VAT. Minimum charge £540 (including VAT)

OTHER CHARGES

  • Duplicate Statements – £11 (including VAT)
  • Inventory Fee £70 to £120 (Including VAT) depending on property size
  • Renewal of Tenancy (if requested by Landlord) – £72 (including VAT)
  • Forwarding Post to Landlord (per batch) – £30 (including VAT)
  • Void Management (per week for 4 weeks in advance) – £60 (including VAT)
  • Professional Hourly Rate – £60 (including VAT
  • Preparation of Paperwork for Alternative Deposit Resolution Pre Pay Annually – £60 (including VAT)
  • Preparation of Paperwork for Alternative Deposit Resolution – £216 (including VAT)
  • Insurance Claim Handling Fee – 12% (inclusive of VAT) of cost of works before VAT
  • Withdrawal Fee (once verbal consent to commence marketing) – £240 (including VAT)
  • Withdrawal Fee (once verbal consent given to commence referencing) – £300 (including VAT)
  • Obtaining keys or cards for utility meters or clearing any debt from previous keys or cards (when first taking on property) – £60 (including VAT) per key or card
  • Cancellation Fee (if cancelling the Fully Managed or Rent Collection Service during the term of tenancy plus any extensions) – 84% of 1 month’s rent (including VAT

We may also receive commissions from:

  • Contractors
  • Insurance Companies
  • Referencing Companies
  • Utility Providers and others

These Commissions will be included in the contractor invoice and can be up to 25% (including VAT) of the total invoice.
